No Approvals + No Proper Documents = No Investment

Hi, I have booked a site in Origin and Indiabull is ready to sanction 17.55 lac loan for 30*40 site in Origin. I have enquired Indiabulls about legal issues with the Origin and they clarified that this property is with clear titles. Shall i go for registration……………….

I have similar queries on Origin Harmoney Grooves. I have sorted out the documentation part.

I am not clear on Layout approval? The say that the laoyout falls under ward number 53 unders BBMP limits. I have verified segehalli is under ward #53. Layouts with BBMP juridiction need not go for BDA approval. Please advise how far this is correct.

No.. I am not a legal advisor, nor a property advisor. You should always seek professional advise before you invest. Just sharing my views and some knowledge that I have since I searched for a property for myself over a span of 4 years.  Well I have come across some layouts that are not BDA approved and fall under BBMP limits, so that should not be an issue. However every layout has to be approved by an authority, who is the approving authority in this case?

I have heard that they have BBMP A khata but the layout is not approved by BDA/BMRDA. Do they have A khata for entire land(layout) or A khatas for each individual plot. Is bank giving load if the A khata is for entire land? Do they have land on their name? Do they have clear titles of land (if someone has taken a lawyer’s assistance). Kindly confirm.

I dropped the idea to buy there , as I was not convinced with the documents and the behaviour. They  do not agree for checks or DDs for transactions and want cash payments which i think is not very transparent.

Please do not  buy. There are others who bought the same land from the previous developers and have filed a case. These guys are frauds who will not be there in a few months. You will  be left holding land that has already been registered to others.

DO you have the case details which you are telling that have been filed? Plse share the case numbers and the updates in those cases.

I was told that those cases have been striken out by the HC. Is that correct?

I paid Rs.10000/- and collected the property documents (copies). Lawyer said the layout plan is not approved by BBMP or any other authorities. A Khata for the land was produced for only 4.00 acres, and not for the remaining 5.32 acres. Confirmation deed is not available from one Pyarejan  (who had filed suit against one Begum, legal heir of the original owner, claiming herself as the owner of the property and that the Begum cannot sell the property).  So, the lawyer said that I can not get Bank Loan from any Public Sector Bank. When I returned the papers and asked for refund, they refused to refund, saying that the deadline of 10 days is already over. OK – loss of Rs.10000/- is better than losing Rs.26 lacs down the drain.

Origin Build-con (never heard off) seems like is pulling off a perfect con job. This builder has no legitimate credential. People please be very careful about this project, the land in Seegehalli as advertised in their project is under litigation.

Apparently these guys seem to have taken off already. Does anyone know who is marketing Harmony Groves villa project @ Seegehalli, KR Puram Bangalore?
