Plot 20 ft away from high tension wires…legit to buy?

0

Hi,

I heard a lot of good things about this website. A first time visitor but when I had a question to ask my friends, a unanimous recommendation turned me to this site.

Came across a plot near hoodi main road close to railway track….liked the location and price quoted was 1500 per sqft. its B khata…..the only potential problem i could see is that 20 feet away from the plot there is a high tension wire like 150-200 ft above from ground……
what do you people reckon? my question is
1. Is it legit to buy a plot near high tension wire?
2. is the price 1500 rs per sqft (near kirshna function hall) reasonable?

any help is greatly appreciated. thanks a ton in advance folks.

20 feet away is OK, not right on top but not far away either, do you hear the buzzing sound when you stand near the plot? Maybe you could use this point to bring the price down further.  1500/- is a decent price if it is near to the Krishna Community Hall. In that area you can see a lot of houses constructed much closer to the High Tension Wires, I don’t see any issue there. Ofcourse you can’t construct if the plot falls right below the HT wires.

But a majority of the sites near Krishna Community Hall are in litigation or don’t have the documents rights.. I would recommend you get them thoroughly checked with multiple lawyers.

Many thanks for replying Harsha,

If you don’t mind me asking, could you please detail, if you can, what particulars that I need to be particular towards when I went to the solicitor…..upon my research i found out that there is a ‘Plan’by the builder which gets ‘registered’ by BBMC. But again I have no idea who to approach or whether this is correct. Could you please confirm/provide more detail.

Your help is greatly appreciated.

Many thanks for your quick, prompt and concise response. It has been a great help.

I am an NRI and looking at it as an investment opportunity. My brother is helping me out in getting the details….will update the exact location once I got more details from him.

awaiting your response.

Russel.

I have done a bit of research on the net in this regard and what I have understood that the distane should be as far as possible. If we need to quantify, then the distance should be minimum around 400 ft. This is primarily to avoid electromagnetic waves that may cause negative impact to the body. There have been several studies which have indicated statistically some relation with Leukemia (a type of cancer). However, these are not clinically proven and therefore continue to be debated.

Due to this cofusion, layout close to HT wires will not have good resale value. Therefore my recommendation, 20 ft is too short a distance and therefore stay away.
