Hi,

I am planning to buy a flat in Arya Ananya in Whitefield area. If there is anyone else buying a flat in

this property please can we share some info about this property? Is there any existing group for this?

I am in general interested to know/discuss about the quality of the builder, any risk/concern etc regarding

Ananya project etc.

Hello Rajdeep and BloreBuddy,

Hope you’re doing well. Though this post on this forum is probably little late and hope you have already got some meaningful information about Arya Ananya/Hamsa for you to take an intelligent decision. If not, I’m posting a few facts that about Arya of my experience since April 2010. We’re an apartment  owner (a customer) in Arya Ananya and my elder brother has bought one in Arya Hamsa. To begin with, my wife and I had actually seen Hamsa location in April 2010 but it was not a preferred location for us so when Arya Ananya location confirmed and we saw, we immediately booked it.  Because this is the kind of the location/apartment I was looking for.  Later, my elder brother, who lives in JP Nagar booked in Hamsa.

I’ve known Mr. CK Ramnarain (MD) since April 2010 and in my so far experience with him (at least 20 meetings in last 2.5 years) I have found him to be an extremely professional which is very rare for a builder. I’ve been living in Sobha Iris for more than 3 years and have little experience dealing with Sobha professionals and a little with Brigade as well not to name a few unbranded builders in Bangalore. A few data points:

  • Zero deviations in Ananya and Hamsa.
  • Good quality construction with long term planning.
    • E.g. Arya Ananya design has already accommodated any (Borewell) road widening that may come up years later to ensure that apartment owners will not need to bear any trouble for the planning shortcoming done now.
    • No compromise on the land title.
    • No compromise in the room and hall sizes. No room in Ananya is smaller than a 13 feet by 11 feet; in fact most of the rooms are either 13 by 12 or 13.5 by 11.5 or bigger. The halls’ size is 25feet by 12 feet whether it is a 2 BHK or a 3 BHK. This is a clear winner. I’ve seen numerous floor plans of various apartment complexes including some of the branded ones.
    • There are 3 Borewells in Ananya for only 28 apt’s. We have 3 in Sobha Iris for 336 apt’s.
    • Only one gate for entry/exit; to ensure monthly maintenance cost can be minimized.
    • There are many more that may come to my mind and it may sound like that I’m promoting Arya but all I can say that I’m just another IT professional in Bangalore who has a dream to stay in owned house/apt.

Hi,

I totally agree with what Pankaj says in his post above. Mr. Ramnarain is an extremely professional builder. I have booked a 2 BHK apartment at Arya Ananya a couple of months ago. Construction is going on at a good pace and I have no doubt that possession dates will be adhered to. Besides the quality of construction is one of the best and there is ample space left in the middle which is so uncommon these days.
