Hi Harsha,

I am currently looking to buy an apartment near Marathahalli area, I am also interested in apartments near Marathahalli-Bellandur Outer ring road. My budget is 35-45lacs all inclusive. Please suggest some good projects.

Have you checked Amara Courtyard? I see a lot of interest in that project. The budget constraints make it tougher to find a well known property.. I am also finding out more information on projects by smaller developers, one of them is http://harshasagar.com/2012/06/16/idiscuss-dhruthi-tranquil-towers-whitefield/ not much known about the developer though.

Also check Mahaveer Maple, Shri Paradise.

Recently there were some queries about BM Developers, I see that they have 3 projects in progress

  • BM Marvel – Borewell Road, Whitefield
  • BM Homes – Thubarahalli
  • BM Riviera – Near Cosmos Mall

Will keep you posted if I come to know other good projects.

I have visited BM Homes.. the project is yet to start… but the contact person said.. every thing sold out ( surprize). They have 80 Flast.. He is telling about BM Marvel and BM Riviera.. I told him to send the details to my mail id. Then he sent all three project details. Rate wise seems to be good. We may can bargain if we go as a group. Please share your exp as well.

I had visited the BM Marvel site today. The place is looks good and the expected possession is dec 2013 with 3 months grace period. If any one wanted to book in the same we can try and go for group booking. Let me know.

Hi Balaji and M.Raja, i was contacted by the guys from BM Marvel (borewell road) and he was quoting a rate of 2750/- and can be negotiated further if its a group, however since i am not from BLR and have not visited the site, was a little sceptic abt the approach road to the venture and the construction quality. Since you have visited the venture, can you please share your thoughts.

finally I made my choice and booked in  ishaa casablanca.   property backside of Croma,  opp JPMorgan , Prestige Tech Park, Marathalli.

 

The builder told me BM, Vandana etc., are all the sister concern groups. And few of my frends also had already purchased in ishaa during pre launch. I too must have done the booking in last August. That time price was also less.

Anyhow  better than never. So decided and booked it.  even my brother in law showed interest in same venture and bookin this  sunday. I took 2bhk 1296 sqft.  approx possession 2014 June. but I expect may be in Sep-0ct 2014.

 

Next steps is to approach loan agents.  Let me know if you guys have any questions. Tom is the marketing guy in ishaa. very nice person. you can talk to him. If needed refer my name Krishna. I have tortured him enough with sooo many questions 😉

I got legal verification too. 80% fine. few points advocate asked to check. have to check with Tom.

Just check with his old projects. I think the builder had done Havi Sai project which had some problems. Search with Havi sai complaints in google and you will find something on isha casblanca

BM Marvel Verified docuemnts. Looks good.  This property has 3 road access.  Its inside a layout(gated community). Quality of building looks good. SBI approved loan for many people. I heard that A-katha is there.

Hi, I cam to know that for the Isha casablanca project , the builder does not have apporval for the 4th Floor . It is G+4 Project.  In that case all the 3 blocks will have 1 complete floor or unauthorised flats. Any idea about this.

Hello Rave, I have also booked a flat in Isha Casblanca. About the fourth floor in question, they are in process to get it legalized. they have submitted a fresh plan to BBMP. That’s what they have told to me. Personally I feel, all the builders in Bangalore are too greedy, so this should not be a criterion while judging a property. Just need to make sure you don’t book a flat in the illegal floor. My home loan process with SBI is also going fine. SBI was satisfied with the documents they had provided. Gaurav.

Today my home loan got sanctioned from SBI. Thanks to the almighty. Now I can take a sigh of relief.

Yes, I too was very concerned on the G+4 and no OC, and B-Khata.

After many sleepless nights, I go relief after several frens confirmed even their properties had same problem and it passed more than 3 years. Also in Bangalore 75% of properties same issue (no OC, B-Khata).

And for innocent and little greedy customers like us, BBMP has schemes like akrama-sakrama where B-khata will be converted to A-khata after paying some money (about 1lac)

 

even for that many people not showing interest.

Anyhow it is upto you, if you want to go with Premium builder ( gives OC, Akhata, no deviations, on time delivery,) but with some premium charge for that 🙂 also they wont allow late payments, no change to the floor plan 🙂

 

So I compromised on that and felt okay with Isha Casablanca. for now I am happy. got the flat for okay price (3050 rs per sqft) and progress is average. construction quality I am novice.

changes – for now he accepts my minor requirements. Payment he is not that strict.and got in best locality.

 

when I booked flat, there was nothing in that road, infact road was also not there.

now 40ft road almost complete, one school came. one shopping mall construction in progress. 8+ residential apartment ventures coming up.

 

I will be more than happy if builder gives delivery by 2015 February. 🙂 praying almighty.

Hi All,

I have visited the property [isha casablanca] today with my friend, looking for few information from friends here.

Can anyone share his/her contact no wanted to check few points.

I am planning to book in tower B and interested due to the location n SBI approval.

My main concern are leagal docs and lack of OC certificate. Can someone help me in this?

Will i face any problem in future? Many properties i have visited and all are B khata flat and A khata land.
