Nirman Sonestaa Meadows in Thubarahalli Whitefield – Reviews?

Hi,

I am planning to book a 2BHK in Sonestaa Meadows by Nirman Sonestaa Builders. The project is located at Thubarahalli, near Kundanahalli Gate in Whitefield.

Please give me any information or review on this, if available. Any comment from anybody who has already booked a flat there or is planning to, would be of real help.

Hi,

I am also thinking of booking an apartment in Sonesta Meadowds. But I haven’t found any reviews of the builder yet. Could not find anything online about the builder as well. When asked, the builder said that he has projects in Hyderabad. But no information about that also.

If anyone can provide reviews for this builder, it would be really helpful.

H, I am also planning to book an apartment but found no previous info about builder.

Also, the road which goes to the project via tennis academy is very narrow. With lot of construction activities, seems road will take a toll ( or there is another way?)

Yes.. the road is an issue right now. When asked, the builder said that there is a proposed road from there that will connect to the outer ring road. And it should get done by possession.

Also, on enquiring, found that this is the first project of the builder alone. He has had some previous projects in partnership with other builders.

Did any of you checked the Ashish J&K which opposite to Sonesta Midows..  I saw Ashish J&K, Sonesta, BM Homes.. I found BM Homes projects which are at borewell road and brook field good. Did any of you made any comparison of all these? I am also looking for budget Flat.. around 35-40L including every thing. Please share your thoughts

Hi , Also checked the Apartments today and also had a chance to have a chat with the builder. The project with the amenities promised looks Good. The road is an issue. But to all others info the builder showed me the approval papers of the road too. He said that there is a Road going to the Kundanahalli signal also (thats the first phase) and there is also other way of that road which will go to the outer ring road (Near staples , VIMS). The second phase looks to be very far. but i felt the complex of 392 flats promising. But i want to have more details about the Builder before making any decision. Any person who has already booked apartment in this project please share your experience… Btw  did any body also checked the papers and all ??

I also saw the site and construction is in slow progress I guess. still he promises March 2013 possession.

 

Anyone here bought a flat ?

Are there independent walls between every flat or only corner flats have no common walls ?

 

My concern is also about the road, in case some land dispute occurs with neighbour people farmers while laying road.

 

One more thing, as of now he is quoting minimum 3300/- per sqft and more.

I  wouldn’t recommend.. It’s reallyinterior.. Trust not nothing will happen before 2015. The road leading to sriram hasn’t been fixed yet.. Forget this road for as of now.. But if u want then goAhead

Guys, from all of you, anyone has booked the flat in Sonestaa Meadows. I am planning to visit site on Wednesday.

I agree that Sriram’s road (going to Vibgyor) is same from last 3 years. Public did DHARNA and all that but nothing happend. SO in this scenerio, what will happend to this road “God KNows”.

Still the property seems good (1.5 kms from Kundalahalli gate), near to UK2.

What’s the negotiated price offered by the builder?

Hi Guys,

I have seen the sonesta medows project..right now they have 3bhk’s only and they r quoting 3299 and 4099 (for those which are road facing) psft. I also seen Aashish J&K which is infront of sonesta medows and these builders are quoting 3100 psft.. anybody booked any of the two projects? I am planning to book a 2 bhk in Aashish J&K appartment…any suggestions or reviews about the builder ?

 It has been my friend experience worst and doubtful with this builder.
When my friend had booked, he was told that they will complete construction much ahead of time not even on time but construction is already delayed for 1 year and not sure when will end..

They were giving example that time for “Sonesta Rajatha Greens” quality and construction on time on this project and meadow is second project.

When some land dispute came into times of india, just they took u turn and stated meadow is first project and there is no relation with “‘Sonesta Rajatha Greens”.

Similary, road was shown 40 ft before booking and now its coming that one owner land is coming on road and constructing wall. This is again cheating to book the flats.

You shouldn’t be surprised if they say new project sonnesta silver oak is another new project and donot have meadows relationship.

Please speak to people whoever has booked this. Most of them are reconsidering their wrong decision.

Hi All.

This is to inform you all guys that this builder is not at all interested in how the apartment is coming up. It is only interested in taking money. I have a very bad experience with it, I have to constantly follow up with the builder even for small things, like getting the documents or getting work done at the flat. I have been promised the possession long back, and at the time of booking he was committing even before the stated time. promised date has long back passed, and the possession is still 1 year away.

At the booking time of the apartment, he has promised the road by showing lot documents related to road sanction, but they will continue to remain in papers as he has zero interest in road as he has sold all the apartments in sonestaa meadows.

Guys, dont ever buy flat with this builder. He will promise everything while selling the flat and once you paid the money you have to bend your knees and beg them for completing project. They will delay the possession time as they wish and dont even think about buyers.

I bought flat there and waiting for two and half years and dont know when I will get my flat. Am paying EMI and rent. This is my biggest mistake in my life that booked flat with this Sonestaa. There is no proper Road, No Commitment on dates…

Please dont even imagine to buying flats with this Builder.

hi guys i booked a flat in sonestaa silver oaks in june 2013 at that time the project was at foundation level in BLOCK -C i was abroad and just came last week to india bangalore. visited the project today i was happy to see all the the blocks slabs completed and most of the brick work and inside plastering is completed including my flat . in last six months the progress seems to be very fast i wish the builder proceeds with same speed the builder may complete the work by june/july 2014 which would be earlier than the commiment time december 2014 as per my agreement with the builder. also i am happy to see the drainage pipe line work being done by BBMP and happend to meet BBMP engg at the work spot he said after the drainage work is completed they will start the 40 feet thar road also.

A lot of negative reviews. I booked a flat in Sonestaa in Dec 2011 and I moved to Noida. Last saw the construction activity in Mar’12. Since then, I have no idea how is the construction progress. I have paid 90% of the money and am planning to register the property next week. I was always doubtful about the credentials of the builder as it’s not someone who has executed many projects in Bangalore. After seeing the reviews here, it seems that the construction is still not fully completed. I had booked in block A which was supposed to be completed last in Dec’13. While I have been told that everything is completed and received phone calls from the builder to let them know the color of paint for the walls in Oct-Nov’13. He also contacted me back in July on the premise fo increase in the guidance value and get the flat rigistered to save on stamp duty. He again called me in Dec saying that there might be increase n VAT,Service Tax and the builder will be travelling to US for 3 months and so get the flat registered before he leaves.

About the road, the builder did share document, purported to be clearance for construction of road connecting Varthur main road to the ORR near VIMS. But it was in Kannada and so I couldn’t verify what it said. I was ready to take the risk of there being no road for some time even after the occupation as it’s not too far from the main road and it’s only about a KM of the road that was bad ( meaning it was not made of tar but still ok, it was flat without many potholes). My main concern is about the quality of construction and when will the entire project complete because all the ameninties will be usable only after the entire project is completed. The road will come up eventually.

Please share me if you have any updates on the road connecting thubarahalli and vibgyor school .. Planning to book an apartment . Is it still worth to buy a 2 BHK apartment in Sonestaa Meadows.

Do not invest in Sonestaa Meadows at Thubarahhali Extended Road. The road is very narrow (less than 8 ft wide) and not motorable at all. All the flat owners are right now trapped since none of the builders at that road are trying to solve the road issue. Even the govt authorities including BBMP are not helping to get the so called “40 ft” road. The project is already delayed for 2 years and possession has to be postponed even further because of this pathetic road.
