I am posting the same comments everywhere so that everyone is aware of this hopeless builder, who thinks outside the box.
Never ever rely on this builder. They will employ people just out of some college(no civil engineering) and project them as Project Managers. Literally created a mess at Splendid Eternity. Committed lot of things when booking was done.Here are issues:
– Still no body has occupied the flats, there is seepage issue everywhere
– The height of the ceiling varies from apartment to apartment, because of which there is 4 inch space between the floor and door for many apartments
– they will put broken tiles and will never replace
– GYM is so small, that only kids can go there and do exercise
– party hall is like store room
– cracks have been developed at many places
– electrical work is a mess
– there is leakages at many water points
My suggestion. Never book any flats with these guys. I should have put in extra 10 lakh, could have got superior product.

I second to what the above guy has mentioned. To be precise if you go to second floor of Splendid eternity you will see that the issue with roof height. Its slant so what that means is you have gap at the bottom of doors on one side of slope. Any builder with their head above neck will atleast try to cover it by ordering slightly longer doors but these arrogant fellows care little about it.
They built toilets with elevated floor and each toilet has got a different height from the floor again this is because of that slab issue. Now if you aksthe builder about this the only response you get is its by design and god knows what sort of design is that.
When you purchase flats they say Yes to every modification you request once you pay the booking amount everything starts with no.
I can spend another two hours writing things here but that will only increase my Blood pressure. Seriously guys just visit this property if you want to get first hand opinion about the builder. If you don’t want to have sleepless nights just avoid this builder by all means. If you visit around weekends you will see people shouting at those so called Engineers.

I am the customer of Splendid Eternity 102,A Block. i have purchased flat in the month of dec 2012 with a price of 2900, i visited the flat last week..i am ver glad that all the works are completed…and my friends are booked in B block…dont know some unknown persons comes to this forum and try to get bad name of the apartment..i know all the customer of splendid eternity..i confirm that we are going to form a association in next six months…dont know where the praveen tandon comes…mr praveen if you are a real customer why dont you talk to marketing team and get it resoilved..if you are false then dont come to this forum..as this is our apartment end of the day..if you have any marketing strategy..go and fight in other way ..dont do false statement..i will post all the photos of eterntiy..

I have booked as well in this one. The road to this place is bit of an issue because of the water tanker company which operates from this place where there is a lake.
Because of those tankers plying around the road has got damaged. Regarding the fly over not sure when that will finish as that has been under construction from 1 year but the pace work has been increased now. Regarding the under pass yes there is work going on for underpass as well. So hopefully within 2 years something will be there. Regarding water I have got two relatives who live next to this flat in SJR and one of theirs bore well dried out and others still working. But because of proximity to the lake water takers are viable alternative as is the case with most of the bug name apartments around this area. Coming to the price i have booked for the same price 2700. Coming to the tiles I have seen that’s the common trend now with less priced tiles for anything other than hall. There is a diff of 20 per sft I think if you go for the same tile for all the rooms. Comparing this with Sai KSD is not a good idea as with SAI you have high tension wire right behind the apartment which is close if you take the flat that is behind the road.

i was planning to pick up one of the apartments in this building. Could you please let me know what was the overall costing for the flat you have booked and what is the total sqft of your apartment.
I was told by the builder that it would be ready for possesion by Jan2014. Needed to know if it is the case and what is the current status of the building.
The slum which has been discussed here …is it going to be a permanent one or just temporary one. As i know these slums were not there just a year ago.
When is the flyover going to be completed if anyone has an update please comment.

I think block B will be ready by that date going by the progress (floor 2 slab is under progress for Block B and started constrcuting walls for ground floor). Regarding the slum it has started roughly 4 months back when the work on flyover started to pick up some pace. They occupied the road to this flat actually. Not sure about the date of flyover but possibly end of 2013. Regarding the legal docs I am satisfied with them and got the sale agreement written now.

I Visited the Site recently and madhu said, a Underpass(Magic Box) construction is also been proposed on the Railway crossing in addition to the flyover that is been constructed currently, Not sure if that is true..

Me too visited the site and thought the same, i dont understand how much money are they going to save by laying ceramic tiles instead of Vertified tiles in bedrooms and balconies.
One more thing i noticed was the Parking space cost (2 Lakhs) seems to be on higher side.

Yes I visted the Splendid Royale@ Hosapalya Nagar,HSR Layout@ Bangalore.
The construction looks decent. The project is at OK location.
But I found the Gym very small for 40 people per block (hardly 14 by 10), rest all was good.
But I think we can negotiable a better price (2700/sq ft) that he is charging. A project adjacent to Eternity is called Sai KSD Serenity and they are charging 2300-2400/Sq Ft.
hence I think the price is on a little higher for Splendid Eternity.
I will do more research in projects near by Whitefield/kadugodi as might find any better project.

Also I think other than this there are many questions to be asked about this builders reliability and quality.

There is no water supply in this area. Area around track is not good, very back ward area with lots of slum ppl around

Splendid Group does seem to have completed couple of projects in JP Nagar & there is onmore ongoing project which is about to be completed in Harlur.As far as the crdibility , have not heard any negative reviews about the builder. The safest trial would be to approach the residents of the completed completed Projects . Would also throw this dicussion to the people who have might have something to share !

After getting all document, will go for cross verification.

* Joint development venture with the owners of the land
* Rs 2900/Sq feet ( negotiable )
Will be going to the property location today & will keep posted
Other relevant details :
*Its a 40:60 JDA between the Owner & the Splendid Group & only the developers share are on offer for sale. ( Latest list Available flats can be procured from the Marketing Office (Mr Madhusudhan )
* 2 Borewells for 80 flats .( sufficeint water levels as promised by the Mareting officer)
* No individual power back up for flats proposed as of now.
* 1st year of maintenance to be borne by the developer.
* The Taxes & Charges component in the price list does not include the Registration charges.

Just called up the number given on Splendid Group’s website, one Mr. Pratap. He quotes the basic sft rate as 2900 (negotiable). The total cost of a 1236 sft flat to come to around 45L.
If more people are interested, maybe we can negotiate a better deal from the builder. I would be visiting the site sometime next week and take it forward from there.
