Reg Himagiri and Foyer City in Electronics city

I am planning for 2BHK in Southern Bangalore. I am looking for Himagiri Residency and Foyer City

projects. please advice me reg the pros and cons of both these projects

I have booked a flat in Himagiri Residency. Before booking I visited all projects in and around Electronic City. I finally choose Himagiri Group.

Before booking I visited projects done by this company on Bannerghatta Road and JP Nagar. The construction quality is good and these builders have huge backing from there other business. From what information I could gather from my father who is into stone trading was they were major players in mining of Natural Stone in South India.

Finally,  I booked a 2BHK on 12-12-12 at Rs.3250/- Per Sft and got a decent discount of Rs. 50/- Per Sft.

Today(09-02-13) I visited the project and one slab was already done and they were working the second slab. I am not aware of construction but the work seems to be fast. They also took me to the site and showed me the products used and as they promised all were branded material.

I would recommend this project.

 

Pros: Good quality of work, On-time, customer service and hospitality.

Cons: Still in the brand building process in their construction business.

Hi guys,

  • Good to see some healthy discussion about Foyer City. I have also been visiting this project for sometime and now almost decided to book one flat here. The main reasons for me are below:
  • Very near to electronic city offices, practically walking distance from Velankani Gate.
  • Budget flats, I am quoted Rs.2800 / sq.ft. which looked to me quite affordable considering the others rates around (Rs.3000-3200 / sq.ft., for SK Aster and others)
  • Definitely opportunity to appreciate in future given the Greater Bangalore plan in place.
  • BDA approved project, inside a layout; I got it checked with a different/outside lawyer and he seems to be happy with the documents.
  • I already noticed the kachha road being much plain yesterday when I visited and also the builder mentioned that all the builders in that area contributing together around Rs.60 Lakhs to build the road as that would help them charge a higher price and also attract customers.
  • They already have HDFC, Canada Bank, LIC HFL financing the projects and also the home loans. Now SBI was the last hurdle and Manmohan cleared that that has also been done now. I was bent on taking loan from SBI only.
  • I could see the progress and they have already made a ditch in the amenities area and started work on the Sewage Treatment Plant and laid the pipelines; in addition, the work for plastering the outside walls of the blocks (A and B) have also started and Manmohan told that there had been a delay in getting sand by around 45 days.
  • I found the builder can’t wait any more to get the project done and go out as it already got delayed by around one year and they had lots of cost escalations.
  • I went to Foyer Infinity and talked to one of the buyers there last Sunday and he also mentioned about the slowness of the builder but gave a definitely “above average” quality as compared to other projects. They bought a 3-BHK for Rs. 80 Lakhs in 5th floor and waited one year due to delay in work. He was not happy with this but surely satisfied with the quality. In response, Manmohan clarified that there had been labor issues which delayed the project.
  • BDA approval means once when BBMP takes over, it becomes A-Khata automatically.
  • Manmohan (the builder) assured me they will give the blocks A, B and C by March for woodwork and already woodwork has started in D block.
  • On the back side also, they have dug up roads in the periphery of the apartment and started cleaning up for activities.
