Sobha Neopolis sits on Panathur Road in East Bangalore, a stretch that’s grown up around the ORR tech corridor over the last decade. It’s about 7.4 km — roughly a 15-minute drive in normal traffic — from Sarjapur Road, and within easy reach of Marathahalli, Bellandur and the Outer Ring Road IT parks. Panathur itself has filled in fast with mid-to-large apartment projects over the past few years, so this isn’t an early-mover bet the way some outer-Bangalore launches are — it’s a fairly established residential pocket by now, with the usual ORR-corridor traffic to go with it during peak IT-park hours.

Pricing
This is one area where listings genuinely don’t agree, and it’s worth going in with eyes open rather than anchoring on the first number you see. Sobha’s own site quotes apartments “starting from Rs 2.3 crore” and “Rs 3.58 crore onwards” in different places, while a third-party aggregator puts the range at roughly Rs 82 lakh to Rs 3.29 crore, and cites a current rate of around Rs 15,600/sq ft. The lower figures likely reflect the smaller 1 BHK units and older-phase pricing, while the higher ones track the larger 3.5/4 BHK stock at current rates — but the spread is wide enough that you should get an actual unit-wise quote from the sales office rather than working off any single number here.
Amenities
Sobha has gone big on amenities across this project — over 35 facilities spread across three separate clubhouses, including multiple swimming pools, an aqua park, landscaped gardens and plazas, an amphitheatre, and a mix of themed recreational zones. For a project this size (1,875 units), the amenity count is more in line with what you’d expect from a township than a single apartment complex.
RERA & Compliance
Because the project launched in five phases, it carries five separate RERA registrations rather than one:

A Few Honest Notes
The unit configuration list itself varies a little by source — some list only 1/3/4 BHK, others add a 3.5 BHK in between — which is a minor point but worth confirming for the specific wing you’re looking at. More importantly, the price spread noted above is unusually wide even by the standards of multi-phase projects, so treat any single “starting price” you see quoted online as a starting point for a conversation with the sales team, not a number to budget against. On the upside, this is Sobha, a builder with a long, largely trouble-free execution record in Bangalore, and the phased possession dates (rather than one blanket date for 1,875 units) suggest a realistic build-out plan rather than an overreach.
Verdict
If you want a large, amenity-heavy Sobha project on the ORR-adjacent east side and don’t mind a 2028-2031 possession window depending on which wing you buy into, this is a reasonable shortlist candidate — just don’t commit on the basis of a single quoted price without getting a wing-specific quote first. It suits buyers prioritising brand and amenity scale over being an early mover; if you want ground-floor pricing on a newer launch, look elsewhere in the same corridor.
