It’s about 3 km from NH 44 and 2 km from Hosur Road, with Sarjapur Road, Harlur Road and Koramangala all close by — a well-established, land-locked part of the city rather than a growth-corridor bet. That’s both the appeal and the constraint here: you’re buying into a mature, well-connected neighbourhood, but there’s very little raw land left in HSR Layout, which is exactly why this project is as small as it is.

The gap between the builder’s headline number and the third-party floor price is real — it may reflect an early-bird or pre-launch rate that’s since moved up, so confirm current pricing directly rather than going by either figure alone.

Amenities

For a 44-unit project, the amenity list is dense: an infinity pool, a skywalk, a party lawn, a yoga/meditation deck, a barbeque area and fire pits, an outdoor gym, hammocks, a reflexology path, a kids’ play area, and a claimed 76% lush green open area. This is clearly positioned as an ultra-low-density luxury product rather than a mass-market launch, and the amenity-to-unit ratio reflects that.

RERA & Compliance

RERA number: PRM/KA/RERA/1251/310/PR/071022/005307, which decodes to 7 October 2022 — consistent with this being a 2022-vintage registration that’s been selling steadily since. This number is confirmed independently across CommonFloor and 99acres-sourced listings. One aggregated search result briefly surfaced a different number (ending in 005829, dated March 2023) that didn’t reappear on any direct project page — treat that as noise rather than a genuine second registration, but it’s mentioned here for completeness.

A Few Honest Notes

At 44 units on just over an acre, this is about as small as a “project” gets — you’re not buying into a large gated community with a resident population to match, you’re buying a boutique low-rise development in a mature, tightly built-up part of HSR Layout. That suits buyers who want the address and the connectivity without the scale of a 1,000+ unit high-rise, but it also means fewer amenities to go around per resident in absolute terms even though the list looks generous on paper, and less room for the kind of community/social infrastructure that comes with bigger developments. Possession is targeted for October 2027.

Verdict

This suits a buyer who specifically wants HSR Layout — for the schools, the established social infrastructure, the short commute to Koramangala/Sarjapur Road/Outer Ring Road — and is willing to pay a premium for that address in a low-density, boutique format rather than a large amenity-stacked township. If land supply and low density matter more to you than clubhouse scale, this is worth a look; if you want a big community feel, look further out on Sarjapur Road or Hosa Road instead.

Nearby comparables: Within the same broad South East Bangalore belt, it’s worth cross-shopping against Assetz Mizumi Reserve on Hosa Road and Sobha Infinia in Koramangala’s Jakkasandra Extension (already covered on this site) — both sit within a few kilometres and target a similar established-neighbourhood buyer, just at very different project scales.
