I would like to buy a flat in CBR Prakruthi project by CBR Constructers. So please share your review of this builders. There previous projects are K.K RESIDENCY , J.B NAGAR , ASHOKA WINDOWS,KAGGADASPURA and ASHOKA RESIDENCY ,S.G PALYA. Thanks in advance

I have booked a flat in CBR Prakruthi. As far as I know and compared to the many constructions & builders in the same scale, these guys are pretty good. The construction is good, flat has good space in between with no common walls and what I heard from the previous project buyers is that, they do deliver on time (which is quite a rarity even with the big players). I visited one of their projects in LB Sastry, Anusha Stoneyards. The finish is pretty good and the fittings, paints, (front door quality wasn’t gr8) were all of good make. I personally felt comfortable with my choice and I can do recommend..
I am also looking to buy here.Has anyone who has booked in this project verified the documents? If yes, is this project approved by SBI?
Hello, I am interested and had visited site on Friday evening, just got chance to look at flats in A-Block due to bad light. If any body booked flat already here please let me know. Also let me know if anyone interested, let’s go as group and it would be helpful for us to get include full details in agreement it self like amenities measurements and other stuff whatever build is promising now. Hi I booked a flat at CBR and on legal front, it is good property as I have done legal scrutiny and more over this is the property which is being built as No deviation project from the approved plan. Overall the construction quality and other amenities are good. Price is also very competitive and I felt one of the best which i have seen across the ring road. The project is approved by SBI and I have seen the SBI legal opinion on the project which is clear.

How is the commutation and safety in that area? Also are there any Water Problem like water level or possibility of Cauvery.

Last week I went and saw the project, they say its a zero deviation project.
But I think there is a 60 feet road coming up and I am wondeirng if it would affect the proposed A Block.
Also I saw lots of water tracters going here and there within that area. Guess water would be a problem.
Also the amenities costs Ten lacs..which is very costly.
Please suggest.

Job4gabby, rates are till 3100/sq ft negotiable as far as I found out. BTW, I asked if any of you who have booked the flats in either A or B block, can share their numbers, pls email.
Also possession is March going by the builder’s statement. Also, amenities we should negotiate, let me know if you are visiting tomorrow for flat visit. We can talk together.

Road widening might not be problem. CBR guys already left more than 30 feet land at road side in the apartment for upcoming road widening as BBMP advised to approve plan. As I heard road widening might take 15 feet from both sides, so no worry. Not sure about water problem.
Even one of my friends booked 3 BHK corner flat at road side after considering all facts. Since it is corner flat he booked for 3100/SF for other flats they might come down little bit like 30-50 rupees. They promised to handover flat for interior woodwork by end of April. So it is little deviation as they supposed to complete A-block by March end.
One more good thing is all flats no have common walls. And they have enough place for park and pool.
Note: I am not promoting CBR project, since I am fond of having an individual house, spending all my valuable time to find right plot/house, but no luck from last 6 months. If I change my mind, CBR is my one and only option to buy apartment.

Let me try to answer some questions posted by some friends to the best of my knowledge. My email id is . The legal papers are clear. The project is approved by SBI. It has been legally cleared by the SBI lawyer. I have checked with HDFC, LIC and SBI and everyone gives a green signal. I had taken my loan from SBI and SBI does so many checks and scrutiny for almost two months befor sanctioning the loan. So you need not worry in this front. Water, I did and see some trucks now and then. But, the property has four functioning bore wells and BBMP water supply application has also been filed. As the area is not crowded with flats like Kagdasapura, I felt that the ground water should not vanish for some more time and God surely knows when Cauvery connection will be a reality. But, CBR is already giving a connection for Cauvery in the kitchen (why I wrote this is, many builders say Cauvery connection will come, but they do not even provide a pipe connection within the house neither a separate storage tank). Safety does not seem to be an issue although the road from Ganesha statue is better to avoid as it is not much developed but the road from best cars via Sethna projects is fully residential. The last stretch leading to the project is pathetic but we need to push the builder to join with Sai the other apartment coming opposite to push the government to lay the roads for that stretch. Commutation; to manyata its around 6km, MG around 10km, whitefield around 11km. Its 700m from the Ganesh statue and 1km through the best cars road via Sethna. Hell lot of red AC buses run in the outer ring road stretch making connectivity real good. Hard to negotitate with these guys and usually they reduce 40-50 INRpsqft. This is the case with almost all the projects the same builder. The amenities are a bit expensive but they do not negotiate in that. So I had to convince myself that they will do a good job. The present rent in that area is around INR15000 (even without any amenities, I did check some tolets, maybe they might negotiate a bit in the end)

We visited the property today, 31-Jan-2016 to make a purchase of 2BHK here. The cauvery water seems to be supplied perfectly now and other construction issues solved.
I need reviews from someone who is already living there regarding the overall atmosphere of the apartments and also the legal documentation handover by the builder. Any leads will be much appreciated.
