I compared this with Sobha Eternia for my analysis. The factors in favor of Sobha were,sobha’s known quality.lake facing etc
The factors in favor of purvankara Whitehall were mainly on account of its location being in the main road besides total mall. The disadvantage is noise pollution and dust. However to minimise these negative effects I took the flat in the last but one block.
In terms of absolute final amount both are same. So I gave more importance to the location than any other factor
I assume I may get additional Rs.10000 pet month extra revenue for this

Apoligies.I had not considered Prestige Jade in my analysis and hence cannot offer any insights into the same. My shot list was restricted to Purvankara Whitehall,purvankara sky dale,sobha eternia and finally LGCL PUBELO. Finally picked up whitehall

However, I had put this question in the forum to inquire whether there are any owners of Purva Whitehall, so that we can form a common group and not to inquire, whether I had taken a proper choice or not. I had chosen the same according to my own personal preferences and choice and am sure it varies from person to person.

Puravankara might be giving discount this month on all its project as part of campaign “Do buy now”. Any idea on what they are asking psft rate for whitehall or season?
They are asking 6150 psft but no pre emi for 18 months.

I was reviewing the various purva projects — http://www.puravankara.com/projects/bangalore/projects.asp . Purva whitehall is listed as “Ultra Luxury Home”. I did not see the same title with other purva projects. Can someone explain how ultra luxury home is different? Dont see much difference in specifications.
I understand that festival offer @ 5950 PSFT is on till Diwali.

Noticed an advet for Purva Whitehall in TOI today. Looks like still many units to be sold?
It seems launch price of first 20 apartment is 5575/- per square feet + 25/- per square per floor rise. Again they are going to increase rate by 300/- per square feet after 20 booking.
Please note 5575/- is basic cost.
So if we add again other charges, price is above 7000/- per square feet
This is really exorbitant price. There is huge water scarcity on Sarjapr Road. I do not think its worth investing so much on such a busy and messy road. Better put this 1.5 Cr on a LGCl villa which is about 1.5 kms to this location. Or any other calm and serene villa would be good buy I guess.
If sale is happening @7000 PSFT that means there are buyers in market who can buy at this price or it could be current market price or may be project is really premium. What about current prices on Sarjapur Road for similar kind of projects?
There are other projects on Sarjapur Road by non premium builds with base rates of around 4500 PSFT, there is one project on Mantri next to Wipro Office with base rate of 4800 or 5000 PSFT.
5575 for Purva White Hall is totally absurd considering there is hardly any open space in the project and its vicinity to the Total Mall.
Greed of builders like Purvankara is limitless. They are trying this new way of announcing a price point much higher than prevalent market rates in that area. Of late they are not very successful. Recently purva midown was launched in CV Raman Nagar with an absurd price of 5500. I understand today it is being offered at much less price point. So be careful and have a meaningful evaluation before taking any call.

Purva has again increased rate to 6185/- as base cost. So 7500/- to 8000/- per square feet inclusive all seems to be rate in Sarjapur Main Road. Most of the apatments in Spring Fields, Divya Shree, Salarpuria Senorita are being sold at 6500/- to 7000/- square feet.

Pls guide me here, is it allowed to book in pre-launch and later sell immediately after official launch at higher price, or do builders put some conditions?

Some allow to sell before registration and some don’t.
Some charge penalty.. You should check sale agreement.
Implicit assumption is that one will be able to find a buyer who wants to buy at higher cost from a 1st owner and not directly from builder.
I think this is way too close to the Total Mall. They may infact share common boundary wall.

What is that special offer for two days. Where is the exact location. Is there a location map?
It seems project is near Purva Skywood which is around 3 KMS from Sarjapura Main Road.

Pruva, initially quoted 5K+ SFT offer for their C V Raman Nagar project, then came down, 5000+ its really difficult for them to look for any customer…
A pre-launch price of 5500!! Looks like the rates of 5000-5500 per sqft are becoming the new benchmark in Bangalore.
