I had gone to the site and also got the brochure and price list. The price of 3195 + 25 for each floor rise seems to be on the higher side.  Also their plans and the brochure are not yet finalized (as its a prelaunch) and they are saying that approvals are underway and all necessary approvals will be taken in a months time. Well to be on the safer side, I will say the approvals might take more than 3 months to come. I visited them last week and they informed that 40 – 50 units have been booked and I can put in my request. 

I am still thinking about the project because this project is a joint venture between SJR prime corp and Reliable developer where in RD is the land owner. Based on the feedback on other sites (mouthshut), I am having some apprehension (not because of SJR but because of land owner being RD. Also while staying at rent in Alpine Eco, we had enough of issues even after the society formation and interference by the land owners who owned nearly 50+ flats)

So currently I am in thinking mode :-). Will update as and when I get more information

But by looking at the plan, it does seem to be a nice plan and if the developer sticks to it and no changes are undertaken then it might be nice place to stay

Since the Parkway homes add came in SJR primecorp I called them but never they told me that  this is a join venture.
I got the floor plans from them stating it is a 9.5 arce property. It looked ok.
But then I called the Reliable gardernia thinking they are two different project, he also did not mention about the joint venture and told me, property consists of aprtment, sites,and villament.
When I asked him that is the apartment is from some different builder then only he told me that is it a joint venture and sale will happen from both the developer and the ameniteis will be common from appartment and villas.
Initially I liked the project but this joint venture does not sound good when they are hiding it and telling only when you ask about it.This has also put me on a back side because two builders with different project on the same land may create problems for us in future when it is going to take around 3 years to complete.
Please update me as  you get more info and insight..

I have booked 2 bhk unit in Parkway Homes , the project is good. SJR Prime corp has entered joint development with the Reliable Developers.

Only the club house is shared with the reliable developers other amenities are not shared . Size of the 2 bhk and 3 bhk are pretty good.

The cost of the unit seems to be ok,  Adarsh group which has taken huge land parcel in front of Parkway Homes which is coming up, peripheral ring road connection from Whitefeild, Sarjapur Road to Housr road is happening.

Seeing all this the development in the vicinity the parkway homes are good to buy before the price goes up

how did you come to know that adarsh developers is coming up with their villa project there? Is it right in front of parkway homes? keen to know of any other development on rayasandra-huskur road…

I am also planning to book here..Was anyone able to negotiate the pre launch price ? Also anyone has done any legal checks of the existing builder docs like land ownership,joint agreement between reliable builders ???

I also went to their site. The position is approx 6.2 kms from Sarjapur Total mall and 4.5 km from Hosur Road (Most part of approach road can have 2+2 cars). They also told me that the area in front is owned by Adarsh group but I have these apprehensions about the project:

1. Project is a joint venture between SJR and Reliable. Reliable is not at all good as appears from many internet reviews.

2. SJR might use either RCC or Protherm blocks. There are lot of complaints on use of Protherm blocks in Bangalore and it is never used by any Tier-1 builder.

3. The price sheet contains only G+8 however, PropTiger claims it will be G+15. I wonder if the approvals are underway or not.

4. Price is also on the higher side. Consider for 1133 sq ft 2BHK basic flat. The Price/sq ft is 3195. If you include the VAT and Taxes on CV and the Service tax on club membership, the price/sq ft comes out to be 3519/sq ft which appears to be on higher side.

5. Lastly, lot of availablility 4 months since launch appears a bit spooky.

i have also booked a 2 bhk flat here. price list that they have sent has only up to 8 floors but they are booking till 15 floors. plan looks good . location is also decent not too far from hosur road and sarjapur road. please form a googlegroup for the buyers of sjr parkway homes.

I had actually gone to see Prestige Casabella when it was launched. It is roughly 2 kms from the Hosa Rd junction and price was 3100/sq ft, low rise and descent amenities. Now on comparing both projects it is 3519 (SJR Parkway) Vs 3100 (Prestige Casabella). Of course it cannot be apple-apple comparison but still it does give us a good idea. In Prestige’s case, the taxes on CV+Club were not present.

As far as I know SJR parkway is in pre-launch. If we book a flat here, is there any risk that they increase the price for the booked units once they officially launch or we get price protection? If anyone has any idea, please let me know. I am planning to visit them and if looks good, shall book.

I see the first person to book the flat in this blog is sometime in Sep 2012 and still they have not launched, the same happened with SJR Regent Park. I see Regent Park still under Pre Launch offer in their site but Harsha Sagar has the review one year back.

I do not want to get fooled by their price, Any thoughts about the credibility of the builder?

i think delay in regent park is because of overhead electric lines. i don’t see any such issue with parkway homes.
