Lodha Azur is an apartment project by Macrotech Developers (the Lodha Group) at Begur village, on the Bannerghatta Road/Akshayanagar side of South Bangalore. It’s one of three distinct Lodha-branded launches now active in Bangalore, and it got its Karnataka RERA registration back in March 2024, making it the most established of the three.
Location & Connectivity
The project sits in Begur village, Begur Hobli, Bengaluru South, in the Akshayanagar pocket just off Bannerghatta Road — a corridor that’s filled in steadily with mid-to-premium apartment launches over the last few years thanks to its proximity to Electronic City, Hulimavu and the Bannerghatta Road IT and hospital cluster.
Project Specifications
- Land area: approximately 10 acres (one listing gives 10.5 acres)
- Towers: 5
- Total units: around 558
- Configurations: 3 BHK (1,900 and 2,430 sq ft) and 4 BHK (3,060 sq ft)
- Promoter: Macrotech Developers Ltd (Lodha Group)
Pricing
Pricing runs from around Rs 2.50 crore for the smaller 3 BHK up to Rs 4.30 crore for the 4 BHK, with the larger 3 BHK landing around Rs 3.25 crore. This is squarely in the premium bracket for the Bannerghatta Road corridor, consistent with Lodha’s positioning elsewhere in the city.
Amenities
The project is built around a dedicated amenity block branded Club Palladio, with a swimming pool and kids’ pool, badminton and tennis courts, a gymnasium, spa facilities, yoga areas, an amphitheater and a meditation court, plus round-the-clock security. Roughly 80% of the site is kept as open, landscaped green space.
RERA & Compliance
Lodha Azur is registered with Karnataka RERA under number PRM/KA/RERA/1251/310/PR/220324/006728 (project name on the certificate is listed simply as “Azur”), approved on 22 March 2024 and valid through 30 October 2029 — confirmed directly against the certificate on the Karnataka RERA portal. Two further RERA numbers (006746 and 008110) also show up against the project in some listings, which most likely correspond to later tower or phase registrations within the same 10-acre site rather than a separate project — worth asking the sales team which specific registration covers the tower you’re buying into. Possession is being phased, with the RERA-registered outer date running to October 2029.
A Few Honest Notes
Because Lodha Azur was registered back in March 2024, it’s further along in its construction cycle than most of the newer launches on this corridor — that’s a point in its favour if you want more certainty on delivery, but it also means less room to negotiate pre-launch pricing. The presence of three RERA numbers against a single project is common for phased high-rise developments but is still worth clarifying tower-by-tower before booking, since possession dates can vary meaningfully between the earliest and latest registered phase.
Nearby Comparables
In the same Bannerghatta Road/Begur Road belt, Prestige Southern Star, Begur Road (Akshayanagar) is the closest direct comparison, while Godrej Vanantara, Bannerghatta Road and Arvind Skycrest, Gottigere (Bannerghatta Road) give a sense of pricing further down the same corridor.
Verdict
Lodha Azur suits buyers who want a well-known, large-format developer on the Bannerghatta Road corridor and are willing to pay a premium for that brand and a construction timeline that’s already a couple of years in. It’s less of a fit for anyone chasing early-launch pricing — for that, the newer, less-progressed projects in the same belt are the ones to watch instead.
