I have booked 2 BHK apartment (1414 sq ft) in tower 6. Four of my friends decided to buy and got a good deal. Primary reasons for us choosing are
1> This project is on Hennur Main Road, 4 km from hennur fly over which is under construction, once fly over is cpmpleted will have a huge impact and travel time will take about 10 minutes from Kamanahalli mainroad
2> Total of 8 towers and in each tower ONLY one flat per floor (all 4 side open, 360 degree freedom) and all 2 BHK & 3 BHK apartment are vastu compliant with east facing doors
3> Hyper mart is planned in the front of the apartment on left hand side, builder said that commerical development will start once the apartment construction reaches first floor level

Hello Kishore .. did you approach an advocate for the legal verification of this project . i am yet to get the documents !! can you please share the legal advise of your lower ?…if any
Hello friends, i have just gone through this project, did any one got the documents verified withe the advocate????
I did not go through an advocate, however I have some experience in vaildating the documentation and I managed to grab a copy from builder, it run into few hundred pages.
BBMP Plan saction # is BBMP/Addr.dir/JDTP(North)/LP0281/12-13
They have one of the best document, example encumbrance from 1930 till date
Only issue I see is there is a possibility of delay by 6 – 12 months, if you are an investor it is definitely worth the wait as the biggest boom is happening in hennur main road
Cost wise it is chepaer compared to other reputed builders like mantri Aura or Brigade Altmont or Elegant group

If you are comfortable, can you share the price you booked this property (along with your friends) ? When did you book this ? Also, what are the pros & cons as you see it ? The site looked small (or may be because it is still in the early stages) ?

Hi Kishore & Harikrishna , I am also looking at 2 BHK only. Just wanted to understand why you chose T6 over T2 ? I would also appreciate if you could quote the price at which you booked along with the date of booking . Thanks for your help – Ramg
Hi All, did you also consider the fact that the distance between the towers is 20 feet. It appears too less to me. Any opinions ? – Ramg
My preference for T6 was close to swimming pool & gym, T2 has good garden view, the price quoted by the builder was about 3600 per square feet, heard around 64 apartments have been booked (about 50% of the total), current price is about 3850 per square feet (marketing guys make ask for 4000 per square feet negotiable ), Prices planned to be increased by next month I believe. I went there last week and T3 and T4 work was in progress
Sale deed and agreement will be done after you make 20% as down payment
Anyone here has latest update on this project, completion time estimated is Jan’15, do you think it will be done by then?
Sale agreement shows it will be done by end of march 2015, as mentioned earlier I believe there could be a delay
> Last week I was there, basement work has started for Tower 2, Tower 3, Tower 4 and Tower 5 > Site engineer mentioned by June end they would be able to complete the basement > The distance between Tower 2 and Tower 3 is 10 feet and distance between Tower 3 and Tower 4 is 19 feet > contract is given to Sankalp builders
I had visited the site last weekend it is still in excavation stage, I did speak to the marketing personnel. As per his advise I had sent my proposal via mail to the marketing team as well as Builder to purchase the flat, but inspite of several telephone calls from my end they did not bother to respond back. With this attitude I dont see it going anywhere…
I got a call from builder that next installment is due, did anyone else get a similar call? Is there a grace period regarding the payment (example: 2 weeks etc)
hi kishore kumar, all, did you book this under no-pre emi scheme till possession? I had booked it under that scheme (valid for first 20).
if yes, are you getting that benifit?
I checked the site on may 2nd week and some foundation work was going on. PnB and DHFL have approved the site, but PNB contact person is not sure of the pre emi offer. Any one faced this thing?
