Wat is the price per sq ft in 3bhk flat

This is not in the IT corridor and not a hot rental area.. mostly old bangaloreans and middle class people who will be appalled at the cost of such apartments and the rents thereof.. Add to that the arrogant prestige sales personnel makes this a totally worthless project.. I believe this area belongs to a very powerful and popular politician and the land is still under some kind of litigation and the papers are not clean.. Think I am making this up ? Try asking prestige for the papers and see their reaction.. 😉
Any idea on the prelaunch price & when will it launch?
What is the point in having a price without a definite confirmation on launch date? We may be losing interest on 20% payment being made to Prestige at the time of booking!!! I prefer to book when it is launched even if the price is bit high……….
how is this project coming up as compared to purva sunflower? I remember these two projects hit the market during the same time.
Prestige Westwood price is not released yet. But its worth between 6000-7000 as pre launch.
Well investors need to understand that why Bangalore is hot for property market.
Its because of IT. This area is far of IT offices and IT crowd.Marwaris and other business man
can pay good rent but they will not.
Rental will be poor (as it is case in Delhi).
Appreciation again will not be that much high as pre launch itself is on higher side.
2 bhk for 1 cr in prelaunch for that area is def not the price.
ETA The Gardens is a fantastic example on the same Magadi road on a 16 acre land. It has 900 apartments and rental for a 2BHK is just Rs.21000 inclusive of maintenance. Maintenance is Rs.2.5 per sq ft. So rental yield for a 2BHK comes to around 18000.
There are still apartments available for sale and many apartments vacant for rent.
I checked with ETA the Garden and there is no flat available for sale. Please don’t give wrong info.

Prestige seems to be Ina hurry to do so many launches. This launch is to compete with puravankara prelaunch on maradi road.

How does it look from an investment point of view
Mostly middle income families as far as i know live in this area. Very few IT ppl live in this area. in ETA Gardens on Magadi road, majority are businessmen (Marwari, Jain community).
Appreciation and rental yields might not be great.
