After all the running around at jigani area, planning to buy a plot from pride developers. Need your expert advice.
Are the documents clear? Is it 100% BMRDA approved and papers are all legit?
Would you suggest buying plot at rolling hills or green meadows?
How has been the appreciation, growth rate in these layouts?
Does these layouts have a resale value. Has individual from this group sold their plot?
Investing a hard earned money and want to make sure I make no mistakes. I would be very thankful if I can personally talk any of you, It would really help me in taking a right decision.

Both Green meadows and Rolling hills are 100% BMRDA approved and ready for registration… It is a value for money.. pride vatika was 200 rs per sqft in 2005 but today it is 2200 per sqft
I got loan from Syndicate Bank and 100% legal clearance from 2 lawyers for rolling hills phase-1.
I guess some sites developer is still holding near main entrance which he might look for some premium amount.
At least 25% in pride vatika is also holed by pride group.

Visited last week and found a house is in construction and developments are near completion.
Park provided is good and feels that it’s worth investment.
People near electronic city can build the house and stay there in other 2 years.

I have booked a site in rolling hills phase 1 and my lawyer says its unsafe to buy here as the land was granted to previous buyers under the Land Reforms Act in 1962. Immediately during the non alienation period they had sold the land in different portion to different persons without taking the necessary permissions from the appropriate authority.
Did your lawyer clear this fact?

I visited this site today.. Looks perfect.. It looks like ready for construction.. They got the roads, electricity etc.. They even told me that they gave water supply connection.. Park is in progress.. For water they said since no body is there so they are using water tank.. They showed me the bore as well and told me that they have provided the connection as well.. I liked the location and the project.. Planning to buy 2 sites.. Will let you know once I finalize it.. They in fact told me that I can start construction as they got all the approval. Everybody is waiting for someone to start the construction itseems 😉

Yes, it is BMRDA approved. Its approved by SBI and LIC housing. Any projects approved by SBI or LIC housing can be blindly trusted 🙂

BTW SBI doesn’t give loan on BMRDA approved project,they give loan on BDA,BBMP sites with A khata.
Anyway, this project got clean papers.

We are in the process of buying lots in Pride Rolling Hills Phase 1. Our lawyer has asked for few additional documents to verify further. What is your plot No.? Have you checked the papers with Lawyer? How do you know the papers are clear? I just need some assurance to move forward with this purchase.

Hi sorry,I was not able to check mail for few months,was out of town,I hope your advocates queries are cleared by the builder.
Yes I went through my advocates too, he asked for some extra docs which pride people provided me after lots of running and requesting,it was not very good experience. After lots of following up I got the extra papers.
Regarding the project, development was very slow, if you check you can see the bore pipe is there but there is no bore pump installed in it & there is still no connection between borewell to overhead tanker.After 100% BMRDA release they forget about phase 1 & started phase 2 development.
I knew bad name about the builder before,saw many reviews on the internet but I liked the location & papers were fine so I bought it at last.
All residence,any case anyone planning to build house and not getting basic amenities,let me know,we all together knock at builder office , if it doesn’t work it will end at court, I’m ready for that.

Hi Vishal, I am one of the plot owner in Rolling Hills phase -1 . This Oct – 2015 Prode group has demanded for
maintenance charge 7500+ 1000(Tax) , which is 60% increase from 2015 , without any solid reason .
Maintenance of a plot should be a nominal amount .

Hope you are not a person from builder,if not then did you check the bore carefully,it is only pipe no pump is installed and from bore to overhead tanker there is NO connection,forget about water supply from overhead tanker.
I’m sure someone who is going to start construction will take the builder to court soon.
By the way if you are really a customer (not a representative from builder) and got excited to see the layout,then you are not alone, I also got moved by the beauty of the location & seeing the papers clean jumped into agreement without considering the development of the project!
This dishonest builder has started another project named “meadow” & 2nd phase of rolling hills without finishing 1st phase completely .
By the way did anyone check the park “marked in the layout plan”,which are in back of the project,no one will say they are park,no development done there,they charged customer extra for park facing where they didn’t do any development on those park,only main park in front side is developed for show.

Feb-March,2013 they started selling plots at 1000-1200 persqrft,still they r selling at the same rate even for the next bmrda release,hope it answers to your question that how good/bad doing investment in this.
Last week I visited the place,they have made road, electricity line but very basic thing like water supply is still not there!
Overhead tank,water point at each plots are there in the name sake,but after visiting the bore point I found there is no pipe connection out of it,One of my friend bought a site mid 2013,he was told before putting the tar they would do but still I don’t see any water pipe coming out the bore,is this real bore or fake,what’s holding back to bring out the pipe and water out of it last more than one year old project or it is just for show to get bmrda release and to sale plots to ignorant customers.

Stay away,More than one year old project but still no supply of water from bore to overhead tanker,looks like a fake bore,visit the layout and see the water bore point by urslf.

I purchased one plot from rolling hills project,I liked the location of the project so fall for it but frankly speaking after deducting the 1 lakh booking amount the pride “goody goody” sales people and office people real side starts coming up,to get some document you will have to beg,no one cares about your request,they treat buyer like fool,once you buy you are stuck to them,I saw many reviews on other site about pride group but never thought it could be such a pathetic!
people work in pride group of like government employee,anyway I finished sale agreement & registration,don’t have to see these people face again!
By the way they promised while booking that they would provide electricity before december,but I still don’t see any electric pole in that!
Since I bought it for investment I’m ready to wait good amount of time but I just feel bad for people who planned to construct house in year!will these liar be able to meet their requirement.
Shame on you pride group,you claim you are a group builder, but look at mirror how pathetic you people are,be professional!
As said by rohan, its true that we have to beg them to collect the documents. They just dont care once we locked there.

My personal opinion is that this area is peaceful and nearby villa project will be completed in next 4-5 years. The price should definitely appreciate once people start building houses and villa gets occupied. Anyway, what is current price Pride is quoting for Rolling hills?

But now after 2 yrs they are demanding for rs 8500 Maintenance for year 2015 . Which is totally unreasonable I think .

Bank loan is available as it is a bmrda approved layout but i am not sure if it is really worth buying this plot even for investment perspective since it will take many years for the price to appreciate.
This place is 1.5 km from Pride Vatika.
visited this site last weekend…can be looked only from investement perpective…may take another 3 to 5 yrs for residential structures to come up..
