i had enquired about their new muti story building in white field, hover i was asked to visit their project named willow farm near glentree school white field, because marketing man told it is almost ready.
Looks like everything on this blog is reflective. No ready club house, no ready children play area, not sports zones, many incomplete units with a few complete.
The person took me and my wife around and it looked abandoned though he said 4-5 families staying there. No work happening on site. Quoting almost 10500 per sq feet. ready to bring down slightly on full payment.
personal conclusion: too expensive for no visible amenities. All amenities on paper or yet to build. looks like it is suffering from delay and is among the most impacted builders due to demonitasation and Rera.
recommendation: please invest in projects where you see builders spending on club house and amenities like play areas, sports zone, etc. you can judge the bank balance of builders by looking at their club house and material used in common area development like statues, landscaping, tiles on the floor, lightings polls, roads, parks, water treatment plants, Cauvery water availability, whether generator backup for all units etc.
if you hear reasons like club house is last, water connection as and amenities promised for last, then please avoid. a lot of builders promise but not complete promise and leave it to buyers. now they have a reason also saying market down. please spend little more but go to good builder where you see development completed in front of your eyes.
Even I would like to get in touch with other buyers of vdb azure. Already project is 2years delayed and they are going on asking us to release payment. But what about our loss. Many other projects which we had earlier planned are over with over 80%,occupancy. At least we would have got some rental income. This is so so pathetic.

I am living in VDB Celadon, a project by same builder. My life here has been full of suffering, same with the other owners who live here. Here are list of complaints:
1. Project was delayed by more than 4 years
2. Builder sold 25 addition car parking, blocking the fire exit area.
3. The club house is not complete.
4. No proper electricity connection has been provided till date. We don’t get BESCOM bills, builder generates bills and we have to pay and mind you the bills are more then double normal rate.
5. After sales is very very poor. He was very sweet when he sold us apartment after that he has been very rude.
6. There is leakages all over parking and apartment. Owners have corrected leakages using their own money.
I agree. VDB has messed up celadon project and very poor after sales and they are rude,.. I would never recommend anyone to buy from VDB
STP issue is major and the builder doesn’t want to fix the issues and is very rude when contacted.. They are unprofessional and don’t fit to be in real estate. Dont get prey to their false promises at the time of sale….. They act as if they are masters in real estate and they are hopeless
With reference to the adverse comments on our project VDB Celadon, we agree that it had its share of delays but even considering the market slowdown of 2008-2009, we worked hard to complete the project in 2012 and all owners were compensated for delays.
With reference to the second car park, we had to create additional car parks to accommodate everyone. We definitely did not block fire exit areas and welcome the writer to please feel free to enlighten us of such violations, if any. We have used areas left unmarked earlier and one driveway – in fact we had two driveways feeding the same area.
With reference to the completion of the Club House, we again request the writer to call us and share information on which part of the Club House is not complete. We will definitely address that.
As for the HT connection, we suggest that it would be appropriate if comments are made after completely gathering knowledge on the issue. Please note that a HT connection to a residential building is perfectly legal and the process that needs to be followed does not require an individual BESCOM Bill to be generated. A single bill is generated by BESCOM and the Developer/Association collects the amounts and provides each apartment with sub-meters and bills. This is a practice in vogue in several projects and obviously all of them cannot be dubbed illegal.
VDB has an excellent track record spanning over 13 years and has built over 1 million sq.ft. of residential real estate space occupied today by hundreds of satisfied residents. Even in VDB Celadon, maintenance was provided for over 2 years and no complaints have been left unresolved.
All leakages issues have been addressed satisfactorily by VDB and we request those affected to kindly forward their bills to us in case any such repairs were undertaken. We will look into them and work towards reimbursing those costs.
Since the writer has used a fictitious name, we are unable to know if the complaints are genuine or plain mischief to malign our reputation. We would be glad to discuss issues one-on-one and educate/ clarify on them.
With regards to STP, there was an issue with vibration which has been attended too and anti-vibration pads have been fitted. The issue has been satisfactorily resolved.
At VDB, we would be glad to address all relevant issues related to our projects to ensure the customer is satisfied and his expectations are met. We would definitely welcome criticism as long as it is factual and not slanderous and are committed to leveraging all our resources to address it.

I had made a visit to the site as i was passing through Panathur. I saw the ads on the main road.
My thoughts.
1. Reaching the project is a challenge. Hardly a lane to go to this.
2. One main road from Gunjur side, but that road is desolate.
3. The sales person was quoting Rs 4950 psft n then immediately said if we are interested then he can go for Rs 4400 psft. (Is he crazy)
4. He tried to use all sweet language, but we replied that we are not interested in this project.
5. Panathur road is developing and there is a bottle neck , to clear this it will take some more years. Projects on Panathur road is around 3700-4500 and this people are quoting more than this and even though they are quite inside in a remote area. It will take 10 years for that remote area to develop. They said one person bought is for Rs 4400 psft. I really pity the fool whop bought this.
I can see in comments that people posted in 2013 about start of project. Today is April 2015 and some initial development has started.
This project is not worth it at all. Even if you get it for Rs 3000, please stay away. Not worth the time and the money for a project which will take 4-5 years to complete and then pay a whopping price.
If i want to spend Rs 4950 then I will invest projects on ITPL main road, rather than a jungle like this.
Location wise Gunjur seems to have it all. Its equidistant to Whitefield/ITPL, ORR and Sarjapur road. It falls under Bangalore City (BBMP) limits. There are lot of green spaces (with no revenue pockets) which means it will see well planned development. And a long list of sought after schools.
w.r.t VDB Azure, the south side of the road is a beautiful 60 feet road with great potential, ongoing BDA township, KKR Villas and couple of other apartments. The north side leads to Beligere village with very narrow 15 feet road. Looking at the specification on Commonfloor, its standard, nothing extravagant to justify the Rs.3750 per SQFT other than being a high rise building.
IMO a price of around Rs.3000 psqft in this area will give room for excellent future appreciation.
Please be advised that VDB is not trust worthy. Visit VDB Celadon in Shivanahalli near yelahanka Raithara Santhe to see what mess they have created and understand how they treat customers after sales.
I completely agree, I had visited the apartment in Yelahanka for a friend. What a mess this builder has created there. Never every think of buying from this builder. The project was delayed by more than 5 years and now he has provided everything sub standard.
Also can you believe he has not even provided BESCOM meters for Apartments?? My friend is so frustrated that he wanted to sell the apartment in distress!
VDB Celadon project from this builder got delayed by more than 3 year. Celadon was only 6 story building.
I spoke to few people who bought apartment in Celadon and they all had really bad experiences to tell about builder. They told me to stay away from this builder, and I have taken their advice.
vdb.co.in is the website for the builder. But I do not see any mention of the Azure project there! Anyone booked here?
I had also checked the site. Looks like the proximity will take a lot of time before becoming livable. The price is also too high.
Too Costly when one can get ~ 4000 psft on main Sarjapur Road near Wipro Office…
Visited the site…Work has just started. They are erecting the hoarding.
Site is 15 Km from Marathalli Bridge .. approach road is Ok .. but very narrow at many places specially near site.
Other side opens up near JP Morgan chase(ORR ring road ) is 5 km from the site (bumpy narrow road , constant traffic of water tankers)
Few small projects (rate 2750 to 2950 per SQFT) are there on the way along with some Villas (KRK , Skanda) project.
Saw many borewell water storage tanks on the way from where water is supplied to bellandur area. does it indicate good water level ?
Current rate 3750 per SQFT .. Any suggestions ?? Has VDB done any high rise in past this one is G+ 17 ? How is the developer not getting much from internet? . ..
They have never done any high rise and I don’t think they are capable of executing such project. VDB Celadon in Yelahanka was 6 story and they took 5 years to complete. Even after 5 years.. quality was below average and many things were left unfinished before handing over to owners.
