I have purchased for my own use and not having investment and appreciation in mind. I cannot say any flat is a value for money as there is always builders profit and other costs included in it. However I could not find any decent quality flat at this price in this area. I am satisfied with the quality of work done so far. Have to wait to see till the completion whether all promises are kept or not by the builder.

I considered another project ~0.5 kms from Arya Hamsa and I do not know much about the builder but I believe the location is way too inside from any main road. For instance, it is ~2-2.25 kms from Gottigere on BG Road, and ~4.5 kms from Kanakapura road. Also, from Brigade Millenium it is ~4-5 kms at least. So to access anything one has to travel quite a bit, be it a mall (Meenakshi mall is ~4-5 kms or so). Also, both BG Road and Kanakapura road are renowned for traffic, so reaching the place is a task. Further, bus / public transport connectivity in this area could be an issue.

However, with metro connectivity at Kanakapura road at ~5 kms distance, and further Phase 2  proposed upto Anjanapura, that should help. Also, if and when the Gottigere Nagawara line comes up, that will help connectivity.
