Can you please advise regarding Aishhwarya Samskruthi villa plots opposite Indus International School in Sarjapur (Bangalore). The asking price is Rs 2225/sqft and the builder has 100% release orders from BMRDA. The roads are 70% laid out however, no amenities and club house is ready yet.
Can we trust the builder to complete all the amenities after we have paid the 100% amount and registered the sites?

Hi Amit,
This builder has completed few projects in Bangalore. Also, don’t get confused between Aishwarya and AiSShwarya as they are different. I have done this home work before I purchased a plot in this layout.
How much are they quoting now inclusive of everything?
Pros:-
1) This is the first villa project of theirs hence expecting it to be done completely with out any compromises.
2) Location is very good as it next to dense forest.
3) layout is very well planned and no compromise on the Roads/Grand entrance etc…
Cons:-
1) Sarjapur is still up coming area and doesn’t know whether any IT parks come here and how the price in the later stages
2) No Shopping malls near by. Have to wait for atleast 2-3 years for some one to come up.
3) Club House work is going very slow and don’t know the target date.

The owners have filed a consumer court lawsuit on the builder. for Aisshwarya Samskruthi.
They have taken lacs of rupees and made a clubhouse but have not given it to the association or owners since 12 years. Other issues include not paying maintenance, strong arming poor buyers and non-operational facilities. The projects in the vicinity of this project are selling plots at 4000 rs, this builder is charging 5000 plus over 15 lacs in other charges including lacs for clubhouse which they have not allowed anyone to use.
