Ownership of this property (Ushodaya Luxuria in Kasavanahalli, Bangalore) is under litigation. Multiple owners claiming for ownership. Heard court has issued an injunction on a portion of this property recently.

What the above Answer states is completely wrong, i’am one of the customer in Ushodaya developers and i have booked a Flat with Them, I went for a legal verification on there documents and they were very clear in all aspects.There are no court orders or any other issues with the property . And the best part is they have got all major banks approvals awell. And i’am very much happy with the project.

one request i would like to make is don’t share any wrong information about anybody when you don”t have appropriate knowledge about someone.

I am one of the 8 site owners where Ushodaya Luxuria is under construction. I have valid khatha from BBMP, upto date tax paid to BBMP, having no mention of any transactions in Encumberence certificate since I purchased this land in 2002-03. Court has issued injunction to my complaint last month and summoned the developer to appear to court in Dec. You may check about this with the developer (Mr. Sagar knows this). This is the fact and not wrong information. All buyers will feel the impact in the coming days. Suggest not to ignore this message and get into trouble later.

We bought a flat in Ushodaya Developers flag ship (they call it) project, Ushodaya S Square in Ramamurthy Nagar. These are some of the problems we are facing,
1. Constructed Pent houses un-authorizedly, lot of deviations to the originial plan
2. All the walls are coming with cracks, due to poor quality
3. Congested car parking place
4. Used poor quality wood for main door also
5. Collected so much money from all the buyers towards taxes, but not even a single bill is shown to buyers
6. Building contract is given to a person called Ratnakar Reddy, who is good at confusing / convincing / blaming others instead of resolving any issue
7. 1 year project, deviated 1 more year for delivery, still work is not fully completed.
8. Their sales person, Raja, gives all the promises, but will disappear once all the flats are sold in the apartment as he receives his commission.
9. Heard that water leakages are started in the top floors. Water blockage has started from 1st month onwards and recurring.
10. No door, chairs etc., provided for party hall. Very small gym facilities.

I found similar kind of problems in their other apartments also, called Ushodaya Aura etc., You can buy this apartment only if you don’t have any choice in the world.

Is this your first property (only if you wish to answer) asking from experience stand-point because almost all the builders are equally bad unless they are in different league.

Nope, this is my third asset in Bangalore.  But this time I am facing more problems than before.

I really don’t understand, every builder benchmarks themselves as A+++ builder while quoting price.  Can’t they be happy with those profits and make their customers happy?  Why many of them behave like a** h**** when it comes for quality of construction, evading government taxes / deposits, constructing unapproved flats…….

Hello WellWisher, is the case settled out of court or is it still pending??  I booked flat in Ushodaya Luxuria  and went for  homeloan legal verification.  Initially SBI leagl verification said, the mentioned case is resolved and settled and advised to go head with the home loan processing. I made an agreement and went for  home loan processing. The bank now says the case is still pending and rejected the home loan application. So please just let me know if the case is still pending or resolved? Thanks a lot in advance.

To answer your question, issue is not resolved with USHODAYA LUXURIA developer. We are going ahead with harsher steps aginst USHODAYA LUXURIA developer in court with a fresh suit.

Its unfortunate that inspite of caution, you preferred to risk yourself with USHODAYA LUXURIA developers words. In 3 meetings we had with them (on their request), USHODAYA LUXURIA developer promised for compensation, but not settled yet. This clearly shows that USHODAYA LUXURIA developer has realized that he is playing on a wrong wicket.

DO NOT get into further risk with USHODAYA LUXURIA appartment until I post the matter as settled on this page.

Update on case against Ushodaya Luxuria:

Fresh suit bearing OS No. 1268/14 is filed against Ushodaya Luxuria developer before 1 ACJ(Sr..DV), Bangalore Rural, Bangalore, for declaration and possession.

DO NOT get into further risk with USHODAYA LUXURIA apartment until I post the matter as settled on this page.

Update on Ushodya Luxura:

Its a Happy Ending. Issue is resolved amicably and buyers can go ahead to invest in the apartment.

Suit filed in court will be withdrawn in the coming days.

As mentioned earlier on 14th Oct, differences with developer on property rights are resolved amicably. You may go ahead with your plans. I have withdrawn my case.
