A personal review on the project
This project looks good. Personally, I liked the layouts and floor plans a lot. The location is an absolute delight. The builder is a new entrant, but looks promising. The core team seems to have good experience. The concept of a living wall (vertical gardens in the balcony) is also attractive. Overall, if things are delivered as promised, this could be an enviable address in Bangalore.
Strengths
Location, Location and Location (good connectivity being bang on ORR and proximity to offices, markets, playgrounds, schools, metro etc), Pre-launch prices, Small society of 117 flats, Good quality construction (as apparent from the model flat and Living Walls Athena), Flagship project for Living Walls, Excellent floor plans (very spacious rooms with good ventilation, lighting and flow), good for investment purpose as well as staying.
Weaknesses
New builder, there might be some noise till 3rd floor, relatively less amenities (which is a given norm for small sized societies).

Beware of Living of Walls !! Beware of this Clause – Transfer Fee !!
Living Walls is a dirty company that makes illegal money by charging hefty transfer on customers. Instead of having competent marketing and making money by selling their units, they are hell-bent on making dirty money from customers when they sell their properties out of distress. Beware of this company and ensure that you do not have this clause of transfer fee (Rs 150/sft) in your agreement. Otherwise, they are going to rip you off with a hefty transfer fee.
They have incompetent marketing and sales who are not able to sell their inventory at Another Sky. Instead, they are looting customers by charging them a transfer fee of 4 Lacs + GST (Almost 5 Lacs) when they try to sell their properties.
Beware of Living of Walls !! Beware of this Clause !!
Most of us buy our dream homes to live and stay and not with the intention of Selling unless you are an investor. If we are selling our properties, then it must under serious conditions. So instead of helping customers at the time of distress, this is a company that resorts to making money by illicit means of charging heft transfer fee and make this as part of their agreement. It is the buyers market. Ensure to get this clause removed in whatever properties you decide to buy and stay away from builders like Living Walls if they insist. You will burn a deep hole in your pocket if you decide to sell later.
I was one of the first persons to book the project. But i had to cancel it due to some persosnal reasons. The builder had promised certain interest if he doesnt get approval within agreed time frame.
But when i approached them for cancellation after rigourous follow up i got refund of my boooking amount. But they refused to pay interest. First the sales guy said it will be paid later but it never came. All my emails and phone calls went unanswered.
This happened with me and i knew the sales team from before. I took the risk as i knew the team but they dont seem to be very professional. I met the developer also couple of times but he also seems to be very unprofessional.
I work in the Real estate sector at sr management level. So its my sincere advice to think before you buy into it.
It took me a 30 min of my busy schedule to write this back but I hope it is worth the effort.
I was one of the early birds on this project like you, but I have had a very pleasant experience. They are very customer friendly and have been patient through all my requests and concerns. They even put my unit on hold for almost two/three months to accommodate all my customization requests. The construction in charge (Siddhanth) participates in all the customization meetings with my interior and automation people and gives valuable feedback. Whenever I meet him he takes time to explain me, minute details about the project. Right from the time I booked I have never had a single instance where my call/text was not responded back and mind you I must have interacted with them over a 100 times in the last one year. Vivek has been extremely supportive right from day one till this day, for anything and everything, be it the smallest of concerns.
Most of the builders just do the shell of the building within an year of commencement, collect 80% of your money, and make you wait for another 4 years to complete the project diverting the funds to their other projects.
But see the way this builder is working. While the 17th floor is being done, the plastering along with putty is being done all the way till 10/11th floor. They are honestly trying their best to deliver this at timelines they have committed, if not earlier than that. The quality in personal opinion is one of the best in class. I have fought with them very badly on one occasion where I wanted a brand of faucets which was originally part of their specs but they later changed it to Kohler. But considering the other good work they are doing I did not escalate it further and decided to leave it there. At times it’s important to have the bigger picture.
I feel that the interest must have been peanuts to the builder, but you might have a case and I am not discounting it. You could post your email conversations, your booking copy etc along with communication on the interest part etc. It is the duty of the builder to return your money with interest, without you doing numerous follow-ups.
Well I am not representing the builder here but am just a very satisfied customer. My unit number is B-092. I am very happy for the whole team that is doing this project. It’s easy to throw mucks at some body (out of sheer anger if the case is genuine), but I thought it would not be fair to to somebody who is putting in sincere effort to deliver a high quality home.

Location is the key, bang on the ORR
Very good floor plans. Specs are very superior compared to what leading builders offer
The vertical garden in the balcony is superb, something very new to apartments & 8ft doors, hardwood flooring for all bedrooms, Kohler & Grohe fixtures for bathrooms, second kitchen in the utility area is so good & makes u feel the price is very decent to the product on offer.
I have to appreciate the builder & architect for the detailing.
The sizes start at 2300 sft for 3 bhk, that makes it abt 1.5 cr
This will be a stretch for anyone looking to buy a 3 bhk
More than the price the size of the apts will make it unaffordable for most of the people
More abt builder would have helped to pursue further
Visited the project and I am a hardcore realty fan. My rating on the overall project is 9/10. Though the builder is new, VDB Infra has got lot of experience in construction and realty. My take on the project a very worthy project taking into account the SFT cost as well as amenities and the locale. I am keen to go for it even though its slightly on the expensive side for me. I know for sure its going to reap benefits hands down.
Visited this project and last week and was pleasantly surprised with the model flat and the overall developmental plan of the project. If they can convert it into realty (being the first timers) I am sure it will become iconic building in this part of town.
I hope they have worked out some solutions for keeping the traffic noise at bay.They say that UPVC windows will cut the noise but I doubt….may be double glazing the windows at least in lower floors may work…
Otherwise, a project worth exploring…
After a lot of deliberation finally booked a flat in LivingWalls AnotherSky last week.
Here is my analysis of the project.
PROS:
1. Going by the projects in the vicinity I feel it is fairly priced. I am just trying to comparing similarly spec’ed projects
Mantri Lithos – 5500/- psft
Equinox Waters Edge – 7200/-
Hanging Garden – 5800/-
Living Walls (LW) – 5250/-
There are projects like Arge Helios, Orchid Woods, Mantri Web city, Gold summit which is 6 Km from ORR @ 4500/- and above. Keep these figures in hindsight, delve into details to see if 5250/- for LW is right. I found it to be ok.
This is a smaller project in terms of the units (117 in total) compared to others listed above. The facilities and amenities you get in Equinox or Lithos is much more than what you would get in LW.
So I might actually not be comparing apples to apples. Take them as reference figures.
2. Being a hard core Bangalorean I never liked apartments mainly because of privacy. The biggest factor this project worked for me was the Layout plans. It feels like an independent sky villa ..the balconies the toilets windows do not face the neighbor ones.
3. If you look at their model flat a lot of thought has gone into their design. All doors are 8 Ft height and windows planned for maximum ventilation. So this is a sort of alternative to people like me obsessed with builders like Total Environment (TE) but could not afford TE. I no way intend to compare LW with TE.
4. Wienerberger porotherm blocks are being used instead of the solid concrete blocks. Solid wooden flooring in all the rooms instead of laminated or vitrified flooring. Rain shower and partitions in bathrooms with sanitary ware and faucets from Grohe/Roca/Kohler makes which are more expensive than Jaquar/ESS. Video door phones and digital lock for the Main door.
Basically I like the specs.
5. Location:
I think this is the icing on the cake. Centrally located. Within 10/12 Km you would reach Whitefield,
ORR, Manyata, Bagmane, Central Bangalore. All daily needs at arms length. By opting for this I am also covering the hugely developing North Bangalore/Hebbal.
I can happily change jobs without worrying about relocation till I retire.
6. They want to make this their flagship product. Found them very customer friendly. They were willing to accommodate additions and slight modifications. OC will be issued.
CONS:
1. The builder is not willing to negotiate much on the price.
2. Risk is still there that he is new entrant but after talking to their team I feel they have the
expertise to deliver this as planned.
3. By chance if the quality of construction does not come out as expected, might run into serious
maintenance problems like water/drain leakages, STP maintenance etc. You could think of a
bunch of other issues.
4. No body has access to the terrace access. I guess this is becoz of they want to reserve this for
the pent houses. It would have been great if they had done the infinity pool and allowed the entire
terrace with landscaping and community interaction. The infinity lounge (5000 sft) sort of makes
up for this but nothing like having the entire terrace area for community get together.
Lots of amenities could have been planned atop. Hmm but the money that from pent houses
is too enticing to let go ..isn’t it?
5. Not very investor friendly. More for end use. Transfer fee of Rs 150/sft .. which translates into
whooping 3.5%. The marketing clearly tells me that we want 117 end users to invest.
6. As somebody pointed out noise. Its bang opposite the signal. Surrounded by roads on all 4 sides. Hoping that good quality windows and higher floors should provide decent insulation.
7. This location has serious shortage of good schools. Yes I could mention lot of schools for the sake of it but if you are really concerned about good quality education for your child they might need to travel 12/15 Km. Really hope some good schools come up in the area.
8. No solar for hot water.. so your monthly electricity bill is up. No reticulated gas supply.
No central HVAC. Hopefully I may not need it because of the design. No Home Automation.
Hope this helps. Please do your own bit of solid research before investing in a property for end use.
Everybody has different needs and they have their own taste.

You are right, the builder is new, but if you see specifications and the team, they are as good as any other top notch one in bangalore.
Suggest you to visit their first project, athena in HRBR layout, you would come to know the class!
The team there is from TE(Total Environment), and TE is above all A grade builder – Sobha, Brigade, Prestige, Mantri etc.
So far as price is concerned, it’s reasonable if you compare with the price offered by the builders on the same side of the ring road and which are 2-6 km from ORR.
I visited the place. It seems to be crowded and I assume that it would become worse in 2-3 years.

Any place which has a good connectivity is crowded. That’s something which cannot be escaped. So, you either choose connectivity or quiet. Both cannot co-exist.
