I reside at sterling Brookside, I moved along with my friends here. It has great bunch of amenities like Natural Swimming pool and fully equipped Gym, spacious walk, and guarded Security. The Flats here are spacious; it is simply one of the best housing complexes in the Bangalore right now. We have lively community at here and there are various activities organised by our builders, this provides an auspicious living at Sterling.

Nice marketing pitch. Worst builder in Bangalore. Come and have a look at door quality in phase 2. Even a c grade builder will provide better quality. Also, lot of leakage issues which are never ending. Once I tried to drill a hole on the wall for putting a clock and pile of cement/soil came out. The drilling guy was laughing at the construction quality. Later he has to find a place to put a nail by testing for solid area on the wall. All the doors are bent, color of the door is gone within a year and water comes inside through the gap. Residents had to fight so hard to get a club house and other common amenities. It’s like paying all money upfront and begging for amenities. Only good thing about this builder is he paid 10months compensation of rs 12000 per month for 2 years delay!. But he screwd up big time by compromising on the quality. Don’t waste your hard earned money on this cheater. Invest your money wisely. Otherwise, you will regret it for life. All good reviews are fixed by builder. Come and talk to customers in phase 2 to really know about this cheater and quality of construction specially all the doors.
I am working in Accenture, last week I visited Sarjapur – Marathalli road,and I came to know about Sterling Ascentia project. I was impressed by the work and design of the structure. After asking my family and friends, I had booked the flat. I was impressed by the customer service and regular updates from the Sterling team about the construction of the project. I am eager to move in.
I moved to Shalom by Sterling Developers few years ago. The property is one of the most well designed projects in Bangalore. They use of best quality construction materials to build state of the art facility. Usually, all the end users, like me, look at commitment from the developers along with transparency and great quality. Sterling has all the mentioned attributes. While purchasing my home, I got good offer during the festive season. It was money well spent, as the community is equipped with beautiful housing. I really appreciate their quick response and follow-ups. My close friend will be moving to Sterling Ascentia and I support his decision.

After 1 years of occupancy, below are the open items at shalom -2. Already delayed by 3 years
1) The Cub house is not yet completed, about 30% of work is done
2) Land spacing is not done, its a home to snakes, frogs, and other wild flora and fona Do visit the apartment for some wildlife photography
3) The STP tank was built for 180 flats of Ph1, now it cannot contain the output from Ph-2 flats, hence all the STP water is in and around the PH-2 towers in drains
4) Swimming pool is just a big Joke, please come and see
5) The issues between ph1 and ph2 which should be put to rest by builder has not been addressed.
6) Children Play area is not present for Ph2
7) The Main gate for the building is broken since 5 years now
8) The building does not have a name at the entrance..wht a pity
9) The management is like govt employees, they will only give u a silly reason and tell u , it will be done on XX date.
10) NO communication from their MD’s what so ever.
11) Quality is ok types, not great
12) Tiling, Window, Droors and the worst, supposed to be German tecnology as per their MD. I suppose stuff made at the street corner is far better than it.

I was looking to buy an apartment in this project but the reviews are horrible, if anyone of you who have purchased a Sterling property before can share your contact details, would like to have a chat with you on your experience with this builder.
Never ever think of buying with this builder. He is a BIG ch**t. He does not even complete his project.Tries to bully customers. Horrible experience.
Shalom 2 project is delayed by 7 years siince it was launched. When we took project in 2005, he said phase 2 will be launched in another 2 months, but it was launched in 2011.
Builder should be ashamed of his wrong doings.

If you book a property with sterling, they will show hell to you. I am one of the unfortunate buyer of their property “sterling shalom” and the project is already delayed by 2 years. I booked a property in 2011 and so far struggling to get the possession. The worst part is the apathy shows by the builders towards the pain and agony of the customers. He gives lame excuses like labor shortage, sand strike etc. But when it comes to collecting the money he collects it very fast. In fact he has collected 85% of the money around 2 years back. This builder is so arrogant that If you complain about the delay in any social platform he will reply asking you to sell your apartment. He also says that complaining in social media is not going to affect him. Even though he has written a mail saying that he will compensate for the delay their marketing guy will tell you on your face that you won’t get any compensation. Better book a property with some local small builder who has better ethics than this cheater.
It’s very very sad that there is no rules / regulations to protect the consumer interest in our country and the crook builder like sterling is taking advantage of that.

Sofar I never,
1. came in to any social media about delay of my flat(in Sterling Shalom) delivery from Sterling developers,
2. never checked with Sterling developers about delivery time lines thinking+ve about my builder(i.e Sterling Developers),
3. never checked with their sales people about delay, for delivery etc. though project is delayed for more than 1.6 years as of today Autgust end 2014.
But I could see lot of my fellow buyers are behind the builder asking,
1. for status on progress,
2. plan to complete project,
3. asking for time to meet sterling management to check about why the project is getting delayed and no communication on delay from builder etc….
Even after seeing all this from my fellow buyers I am still away from it with+ve hope on my builder whom I trusted and put all hard earned money.
As days are passing and as I am not seeing any progress(either on construction side or builder response towards customers) I too started thinking about my money.
At this stage I reached out to couple of fellow buyers and spoke to them. This is the fist time I understood they are following up and struggling to get Sterling
management person to check about their dream house as Sales guys, site engineers etc… are clueless on what is happening with management and also confirms
delay is not due to labor or material. Also I heard from fellow buyers, after hefty follow ups and taking off from individuals office time(they took off from work) they
went to Sterling office to meet their management where management did not show up for hours. This is not once but happened many times.
At last after 5~6 months of follow-ups and visiting their office they sent a mail to all buyers telling project is delayed and it will take another 90 – 120days to
complete(adding to current delay of 1.6 years). Please note this is not the first time they sent such mail, after hefty follow ups and taking off from individuals
official time(by my fellow buyers) and visiting Sterling office they sent 4 such mails earlier and never met any one of them and not informed about missing their dead line.
After their 5th mail, I started thinking they are playing with buyers hence joined remaining guys who already started following up with them since last 2years.
Seems they are very resistant and not ready to meet customers who went together. Though they are troubling and paining customers their expectation is customers
should not meet each other and should not form groups. Seems couple of people meet them Individually and sterling management is very awkward with them.
After many people asking Sterling management(since more than 6 months) to meet buyers, one of the Director finally agreed to meet us(on 23rd August, 2014) after
2 years of struggle to get their management person to meet. This is the first time I wanted to join rest of the buyers to push builder to do justice for our hard earned
money as I am started losing my+ve hope on builder.
After meeting that guy, I could see the real recklessness from Sterling developers and now I realize why our fellow buyers are behind them to get the dream home completed.
The person who joined seems to be a Director having power after owner of this company. He is not ready to give the plan by when they can complete(already 1.6years passed after
actual dead line given in agreement), he is not ready to give even a tentative date, etc….
Worst part we heard from that guy is, there is a survey in Telangana(new state formed by splitting Andhrapradesh in to 2) hence all labor went there.
As labor went to Telangana for joining survey we cannot do anything for 2 months. I could not digest how shamelessly he put that statement.
Note this is not first time they are showing such excuses.
There are no telugu construction workers in that site whenever people visited this site since last 3yrs. Even their own site engineers are also conforming that.
They should be shameful to give such excuse for delay. After this meet, I am 100% clear why others are writing very bad reviews ……… Other statement from this guy is,
if you post reviews in social media nothing happens to our company(as many people started posting their experiences in social media about this builder).
His confidence is anyway people will buy. He also stated “if at all something happens, it is to you”. is he threatening his customers with this statement? Most of the people
attended the meet are in the age group of 30~ 40yrs. Also I see 2 couples of age > 60years joined and they too struggling due to this delay.
Is this what you all wanted to experience with your hard earned money? Are we earning to feed such people? or we want to live in our houses with families peacefully?
Hence wanted to ask every one looking to buy a flat in Bangalore to be very very very very cautious while choosing your builder. Not only Sterling Developers,
whoever you choose do youre ground work on builders track record before finalizing.
All this explains to me that everyone is suffering with this builder and I felt pretty shameful on myself why I have not joined the group when everyone is struggling
with builder and following-up regularly(though they are not responsive) since 2 years.
If you choose Sterling developers then it will be your life time mistake and you are gone.
There may be many more such builders in Banaglore, I heard prestige developers also delayed 2 of their projects but they are very attentive in communicating the
delay in regular basis and also compensated their customers for builders fault. Sofar I am hoping for some +ve reaction from Builder but after
23rd August meet I realized why there are only –Ve feedback about this builder.
Your choice to become another victim of this builder and loose all your hard earned money or stay away from them.

Dear XYZ, Meet him he will talk politely now as you have not yet paid any thing. Once you get trapped in to their nets (i.e if you buy after meeting them) you are gone … you need to wait for life time. Buy and see … try to meet the same manager after paying ~30 to 40% of flat cost … he will not even show you his face. Other possibility he may not continue in this company … or may move to some other role … in last 4 years we had 4 Managers for Shalom and keep changing. Every new manager tells i have taken over this project couple of months back … give me some to settle things and that never happens. By 10 ~ 12months … he says i am no longer responsible for your project talk to office people. Worst part is they never respond to anything (e-mails, phone calls, text messages etc) once you booked and paid few installments… … Be ready …. all this you are going to see if you dare to buy …..

As you all have read the opinion about the builder in the previous posts –
Adding to that –
All the things said about the builder are absolutely true.
The builder has the habit of taking 85% money by the completion of 6th raw slab in the 1st 1 year.
After which they will not even recognize who you are and believe me your are stuck for a life time.
You will not see > than 20 labors @ the site @ any given point of time.
Upon asking they will give you all excuses. This will keep on going and Sterling will keep on extending their deadlines.
IMP – They will never give you the compensation amount for delay as they have promised in their agreement. You can go and fight with the builder if you can.
In short if you do a mistake of booking with Sterling you are dead.
Also let me clarify here(95% of people do not know this) – This Sterling has nothing to do with the Sterling Holiday Company. This is a small Bangalore based builders. The complete name is Sterling Century, So don’t go cheesy with the name.
If you try to reach the management after paying 85% money, believe me you will have a nightmare reaching them. Even now if you want to book because you like the location very much, god save you. Thanks for reading.

Sterling Shalom Project Phase 2 has been delayed more than a year now. The pace of work is so slow that there is no hope of getting possession until early next year. The response from Management is Cold at best with not really plausible reasons.
There have been multiple follow ups by Buyers in group with the management and instead of trying to calm down the anxiety among customers Management instead is always on offensive and shows reasons for delayed payment by few customers as proof that all is not well from Customers side as well
Your call, what you want to do with your money. If you simply want to waste it or your time or your cool, Sterling project is a very good option.
Try speaking to any of its earlier customers or customers of Shalom (Brookfields), you can right away see their agony, pain and how Sterling behaves with them. This would be simply enough to make your mind.
Once a Sterling Customer, never dare to be one again.

If anyone is planning to buy from sterling , they should think 10 times before putting their money in to dead projects. these people just take 85-90% of the money from the buyers and then stop working on the project.
they invest this money to create project like ascentia and infinia and then they will stop these projects also after majority of the payment is done.
This project was started way back in 2005 or so as 1st phase and that time it was said that second phase will start in 2 months. They did not start it till 2010. These people also deviated from the original plan and made more number of flats. After doing that also for last 4 years they are just dragging the project and not keen on completing it. They just try to give some excuse such as sand strike , labour shortage , material shortage , etc.
Shalom project is going to complete 10 years of existence.Now also, its no where near to completion. I would suggest buyers to stay away from such builders.
From my side. it is big NO to go for such projects
Sterling builder never stick to their promise, so if you are buying a flat from Sterling be sure that possession will be delayed by atleast 2 year (if you are lucky). They keep on postponing the dates giving petty reasons like labor shortage, sand strike, door supply delay, tiles suppy delay … reasons are endless, I am sure other builders too have such issues, Sterling is not the only one, but they deal with it, rather than making it an excuse.
Compensation for delay, forget about it as you are responsible for all of their problem, be it mismanagement or money disbursement issue ( though they have direct tie-up with banks, and they forced people not to take loan from SBI, many people took loan from LIC then).

Sterling management is very much rude to buyers and their construction pace is very slow. I am one of the buyer in sterling shalom phase 2 who booked flat in 2011 March, but still not even 70% of the work is completed. It’s been more than one year of delay and still don’t know when it will be delivered. Even after so much of pressure from buyers Sterling Management shows don’t care attitude. Sterling shalom phase 2 is not a big project which consists of only 4 towers with 9 floors each but still project is getting delayed like anything. When buyers goes to management to check status always they will come up with silly excuses like sand strike, Labor shortage, Vendors not supplying materials etc etc. Sterling Shalom payment terms based on slabs which they build at reasonable pace and collected 90% of cost from the buyers. Now It’s been more than one year no demand note has been raised for remaining 10%. Really its heart breaking and Sterling management put all the buyers in soup.
Looking at Shalom initial launch and how long they took for Phase 2, wonder how anyone could have courage to book here!
While I appreciate the locations of the sterling properties, the management is very very insensitive to buyers. please speak to any buyer in sterling shalom and will tell the agony they are undergoing with the delay of the project. what makes things worse is that no one in the management will respond, atleast this is the experiance in sterling shalom where we have been trying to reach them since last one year to get an update on the completion of the project. the project is already delayed by a year and there is no update on the completion date still. calls to marketing and management wont be answered and there is absolutely no courtesy to the buyers once we sign the deal.
Dear Sterling Ascentia investors, Please enquire about the Sterling Shalom II project status and the how the buyers are suffering due to the delay in the Project which has been delayed significantly for much more than a year and not expected to be delivered in another 4-5 months at least looking at the pace of work and management replies.The Current buyers of sterling Shalom 2 are literally harassed mentally through the carelessness attitude, behavior in reply of the Sterling management. Sterling believes that every one wants buy a house must be a IT guy and doesn’t care about money. The work progress in Sterling Shalom 2 has been almost stalled since last 1 and half years. The Shalom 2 Project started in September 2010.
All, Though many have already shared their views and experiences with you about Sterling, i would like to add my experience too to caution and save you all who are looking at Sterling Developers as option for your house or investment. My cousin (i am looking in to it as he is in USA) bought a flat in Sterling Shalom 4years ago and he paid ~95% of the money (about 1 and half years ago). From then all struggle started (same with other buyers of Sterling Shalom) and we are loosing all our mantle peace as there is no sign of completion of this project in near future.
1. There is no progress in work almost from 2013 February. Only thing done during last 1.6 yrs is tiles and balcony grills.
2. No response from any one in Sterling though the project is already delayed for 1.6yrs inspite of repeated mails/calls/going to their office by killing our work hours etc…
3. After hefty fallowups (by physically going to their office), 1.5 to 2 months later they will give another date for delivery which they comfortably miss and they don’t even communicate .
4. This is repetitive since last 1 and half years and as mentioned after hefty followups they give some date (so far 3 times) and missed all of them
5. Response from so called directors/managing directors are so pathetic that you will never get any thing from them
6. Reason for delay (as Sterling directors mentioned to us) material shortage (pipes for electrical fitting, tiles for for flooring, labour to work etc…) though every other builder (even a small class builder who builds just one block with 30 ~ 40 flats was able to comfortably get all this) was able to get all this
7. Worst part is, if we are not ready to wait for their mercy to complete the project we should walk out of Sterling by taking only 80% of the money we paid sofar without any interest.
8. Sterling has no respect (in that sense no ethics) though we paid all money and waiting for 4yrs for getting returns.
9. Their directors takes examples of delayed projects to push you back but they are not ready accept ontime delivery of projects from other builders.
10. If i continue writing our experiences it will take me another hour … hence stopping
We are totally in soup and no way forward as they don’t respond to any thing.
This time its your call to pay your money and wait indefinitely or look for a better builder.
Even we checked with few other Sterling projects (we should have done this when booking flat with them 4yrs back) and experience is same and no one suggesting this builder.
I don’t want to talk more about this builder instead want to educate others so that you will take right call and don’t fall in to situation like us and loose your mental peace.
93 Lacs basic price, a hell of lot money. I dont know who has this much money to buy flats.
Is it IT guys? Do all IT guys who are working in India are able to save 90 lacs even after working 10-15 yrs? I donthink so. So is it only NRI IT guys?
Anyways… I have stayed in Belendur area for 5 years and I know what there. Hell lot of mosquitos in the area in the summers. And near this drain water lot of stinking on rainy season & mosquitos………. ohhh can’t expain. if u drive bike from that road in the night mosquitos flies and hit on the face, some goes in mouth n some goes in eyes (if not waering halmet).

@Rohit : well buddy the beauty of this project is that the builder/developer has taken care of bellandur like living in the project itself. There is an open nala that goes right through the project. When other builders talk about giving spanish or british or balenese style homes, sterling decides to go local and offer the real taste of bellandur inside the project and that’s why the premium ! I think it suits the home sick or rather “bellandur sick” NRI techies ! 😛

Sterling Developers is a mid size developer in Bangalore having many projects.But unfortunately lacks professionalism in terms of the on time delivery of projects and quality as well.When it comes to the cost of their projects they charge very high which is not at all comparitive to the kind of delivery they give to projects in terms of quality and on time delivery.Really pathetic experience for few of my friends who are suffering because of this builder since close to 1 and half years on one of the projects Sterling Shalom Phase 2 in Whitefield.Initially they will speak and appear very friendly but after getting about 80-90% of the apartment money they delay the projects usually by close to 2 years.Even repeated deadlines given by Sterling Management are not met with very very lame excuses to the reasons of delay when during the same time period other developers easily give delivery to projects.Usually they give excuses such as lack of materials and skilled manpower when during the same time other builders have no problem with material and manpower.This shows what consumers have to take such lame excuses from this builder later on once a person has invested with this builder.
The management including the top management do not heed to the customers repeated mails or calls after they have received 90% of the money.I would say one of the really unprofessional builders i have seen till date and People have to bear the brunt of such kind of builders with big big promises and advertisements especially with the ever increasing prices of commodities people have to bear the EMI from banks as well as Rent as the projects gets dalyed by more than a year.Those who are planning to buy or invest their hard earned money from this builder please be beware of this builder as they appear very friendly at the start but show their real behaviour once they have the money.Please beware of Sterling Developers!!

Hi All, Please, Review the current projects handled by Sterling Developers. once you pay 85-90% of the Money than the your project will be considered as a non revenue generating asset just like sterling shalom 2. shalom 2 buyers have already paid 85-90% of money much more than a one and half year ago. and now they are stuck. please talk to those guys and than make your decision.

I am sterling’s existing customer who made a mistake to book a flat in Sterling Shalom phase 2 (2.5 years back !) . Till now I am waiting for possession !!! Saw the project site yesterday.. and went near the drain as well. Its not exactly a sewage line but a storm water drain. Didnt find much issue with this.
Saw the approvals etc and was quiet convinced with the explanation given by the sales team.
My take : builder will take care of this considering that this is a high value project .
Its a individual call and comfort factor.

Its a storm water drain (or nala in Hindi). If you see Sterling’s brochure they have shown it as a beautiful water body. One of the sales guy also told me that its a water body running through the project (can you imagine the lies that these guys spew). Anyways, thanks to this forum I was aware that there is a storm water drain. I asked him where is that. He first showed ignorance, then another of his colleague said yes there is one passing through the project. I asked him to take me there and show me. And guess what, this nala/storm water drain is the same thing that the previous sales guy mentioned as “beautiful water body”. So i asked the 2nd sales guy, why cant you just build a pavement on top of this. or cover it completely with those circular pipes. he dodged the issue and said they will have some plantations around the drain to beautify. My take is, i dont think BBMP/BDA will give the builder permission to cover the drain (and hence it still appears in their brochure). Now who the “ef you see k” wants to pay 6K per sft (or around that) and stay near a nala (yes it doesnt stink now, but nobody knows whether it will stink when during the monsoons). Shoddy builder, high price, basic amenities (no tennis/badminton/squash courts). use your brains guys, you are paying through you nose and still you chose to stay near a nala. well guess good news for you is that there is a hospital near by.
When I spoke to the sales rep. He showed me a drawing on how they are planning to manage this. He had also tole me that they should not cover it completely hence they would be covering it with mesh and will have landscaping around it. Don’t think this is a big issue…
Dear PD, why dont you then explain to less informed soul like me as to how are they going to manage his Nala, keeping in mind that they are not allowed to cover it? And I dont think that the question is whether they should cover it or not, but rather they are not allowed to cover it. BBMP/BDA/BWSSB will not allow. What if something gets stuck in the nala or it requires cleaning/maintenance, which is BBMP/BWSSB responsibility. So essentially you are going to stay right in front of an open Nala which can also overflow during rains. Of course you can say that you are smart and you have booked the apartment on higher floor, but guess what, the parking is still in the basement right? 😛
And of course you know that such nalas are the breeding grounds of mosquitos and other umpteen insects. But i guess you have a world class hospital next door to take care of these issues.
My whole point is – why do you need to justify staying next to Nala after paying 1.25 Cr or more. The project is extremely pricey, builder is shady, no ground water/cauvery water in the area, can easily take 4-5 years or more to build, whether he builds it as per the brochure or not thats a risk, with the real estate market already feeling the heat, what stops him from running away with your money, or delay the project indefinitely. Why dont you look at something that is ready or near ready. You get what you see and pay for that. I am extremely skeptic of these pre-launches now. You have pre launches happening every week. something is extremely fishy or may be suddenly people in Bangalore have started getting dollar bills from their taps in place of water !
Well I am not technically qualified to comment on the structural plans. However, they mentioned clearly that they are not supposed to close it completely since this is a rain water drain (as you rightly said). However, they can cover it with some kind of “mesh structure”.

Check out Orchid Lakeview! I am not saying its in better location but atleast its much better priced and Goyalco is big builder in Gujarat, and having seen their existing properties in Hennur road and Whitefiled, I can easily tell that their quality and finishing is much better than Sterling. Also one reason for price quoted less is they want to build the brand name here in bangalore.

The Authority is coming down heavily on builders for violations of the buffer zone (as per the May 4 National Green Tribunal (NGT) order) and in the wake of the state government’s ongoing demolition drive to clear rajakaluve encroachments.
If SWD passes through the project then the builder has to leave necessary setbacks (around 70~100ft) from it. I think the project will run into problems due to SWD.
There is sewage line passing through the site.
Can you confirm where is the sewage line passing through? underground or adjacent.
Wasn’t this area a lake bed before which was filled recently ..Would it effect the structure of the building?
