   Stay away from this building. I was about to book a flat here but changed my mind after talking to the residents.

   The building already looks age old and not maintained. We could see cracks and water seepage’s in the pillars and beams at the basement. Residents confirmed there is no Commencement Certificate, Completion Certificate, Occupancy Certificate, or even Khata. There seems to be a lot of other issues like water, lift, illegal structures, builder not cooperating for everything. Some of the coolest things i noticed, Gym & Party halls are like kennels & stables with no furnitures, childrens play area next to the garbage area which has piled up, and top of all cramped parking.

   Wonder how people are staying and pity them !!! Also first of all how did these guy buy ??

   Even I too agree that quality is very poor and what they promise will not be there.
   BE AWARE OF BUYING!

   I strongly agree, Worst quality finishing ever seen,
   1) floor tiles are of rejected pieces with bents – result is uneven floor
   2) can observe many tiles shaking while walking (that too within 2 months of possession)
   3) can see wall cracks in less than 6 months and none of them are straight either horizontally or vertically – result –> doing interior work will be horrible and there will be more wastage putting big hole on your pocket.
   4) I am pretty sure guys, you will never look back if you just check the french window installed in any flat.
   5) doors are painted post installation !!! – result-> only the faces are painted not the top and bottom edges
   6) promised Kone or equivalent quality lift but installed some pathetic one- result –> fails every now and then, and also unsecured, once a kid was locked inside for more than 15 mins with none of the security alarm feature working and builder still couldn’t provide “Safety certificate”. I doubt it is not a brand new one.

   ATTENTION BUYERS @ XENIA/LA-BENITA or at other projects by them.

   Be aware of the facts and talk to the owners before you book/buy a flat at this apartment. Don’t go by the brochure & exterior painting of the building.
   The current flat owners have been cheatedby the sales/marketing person and the builder in a big way.

   I would rather suggest you have a lot of other options at the same budget.

   They care a damn once you pay the money and never attend to issues or any concerns.

   It is almost a year the project completed but still there are plenty of problems and unfinished jobs by the builder which are listed as below.

   1. This illegal building has huge deviations and hence does not have Commencement Certificate, Occupancy Certifiate or A-Khatha.
   You will have to shell out huge money to get Khataha.

   2. Even Akrama-Sakrama can’t legalize this building. You can’t expect re-saleable value.

   3. BBMP has approved 35 parking slots only but they have managed to sell 44 parking slots by compromising on parking space. It becomes very difficult
   to pull-out or park the cars.

   4. Huge money has been collected for Cauvery & Sewage, but however the apartment does not have either of it. They have been promising from
   past 6-months and there has been no progress.

   5. Amenities are jsut namesake and nothing like GYM or party hall exists.

   6. Sub-standard quality of material have been used and already things have started falling apart in everybody’s flat. Flooring coming out, cracks developing,
   Water seepage and leakage during rains are some of them.

   7. You can’t do you interiors right since none of the walls and corners are straight or 90-degrees or plain. The walls, floors are uneven and cross.

   8. Lift hardly works and has been a life threatening issue at this building.

   Having said all this above, talk to the association people before you make up your mind.

   Have you brought flat in La Benita? If yes please let me know how much they are Quoting at present?
