I have booked a flat in Sumadhura Shikharam , Block B Flat – 403. I learnt from the builder that the owner of the flat is Vasavi holdings, however when my bank ICICI is disbursing the amount then they are asked to disburse that amount to somebody else’s name. As per the builder, this is a trivial matter and they don’t want the buyer to be bothered about this. Also they are trying to conceal the related documents (EC etc ) for this above stated matter from the bank. Instead the builder is asking me to take loan from their HDFC person to have a smooth processing. Does anybody know anything about this ? Any information should be helpful.

I almost purchased a flat but when i saw agreement doesnt contain Sumadhura’s name other than as a witness , i left.
This is very suspicious property. Sumadhura Shikharam is just marketing . Agreement they will arrange with Vasavi Holdings which no one has heard of. Agreement doesnt have any sign of Sumadhura other than witness which is of no value. Beware, Sumadhura can leave after selling all the properties and handing over to Vasavi holdings which doesnt have any credibility. Please beware of fraud.

Hi Rajesh, Nothing like that. I took one Vasavi’s flat. Vasavi owns the share but sumadhura is constructing the whole flat. My bank verified properly and disbursed the full amount 2 days back. I told them to verify this properly. They checked all EC, KHATA etc. No issue. Last 2 months, I am dealing with this builder. They are really good. I have kept my all promises. I am very happy.

We finally bought a resale property in Prestige Silverdale which is right opp the Wipro office on Sarjapur Main Road. We’ve been living here since December and couldn’t have been happier. There are many upcoming and under-construction projects in the area that you could consider. Just make sure it’s a good society because the water shortage is a real problem in most of these areas.

Sumadhura Group has many completed and ongoing projects to their credit. So if you can be more precise about the project I can help you with. About the legal matters are concerned first and foremost is to collect the OC from the builder along with Khata Certificate. These two documents are very important to ascertain your ownership.

What is going to the impact of the proposed PRR (peripheral ring road) on the Sumadhura Shikaram project. As per some of the other articles is internet, they mention that PRR is going to pass there. Does anybody have any information on this?
Even I am looking for the same information – if you check this map http://www.clearvalue.in/cdp/cdpMap.html?Loc=BlrEast# – we can see thats its going to be adjacent to Shikhram – but not over it – and to validate this map we can check the landrecords and we can see all the Survey numbers mentioned in map over which the PRR passes has received BDA notices as well (to prove authenticity of he map) .
Unfortunately not getting more information from members who have brought into this project – appreciate if any existing customers can help perspective costumer to take a call !!

it was planned earlier and thats the reason BDA had stopped construction of Alpine Viva however later plan was moved somewhere near kannamangala .They have proposed another Lalbagh Botanical Garden (East botanical garden) .This PRR is going somewhere close to this now.
The clearvalue map is wrong and does not depict the true picture. PRR is not going to pass in between alpine and this one. This is verified through RTI on BDA and the survey numbers.
Param by any chance you have information about where PRR cutting SH35 now ? i was just curious to see how exactly plan looks like now .

As per the BDA CDP map 2015 plan, PRR passes through Alpine VIVA and possibly some portion of Shikharam. This plan has not been changed till now and no NEW map has been released by BDA.
If you go to BDA drusti website, it clearly depicts the PRR, and there is no change in the plan.

While I checked for details it seems that this property has only BDA approval and not from BBMP. Also its approved by Panchyat…any idea what impact it does ..she. Bbmp enters this area..what extra money will have to be shelled out to development charges??

Secondly, a property which is on NH/SH in bangalore has to be approved by BDA. BBMP role is not approving property. Check out BBMP commissioner’s remarks.

The landowners and Samudhara only mention overall square feet division in the registered JDA and not the flat numbers that each will be owning. Bank has raised a legal query on this. The flat numbers are mentioned in another document called “Sharing agreement” which is not registered. Bank is not agreeing to this.
Samudhara is saying this is the usual norm that all builders follow. From your experience, is this the usual followed practice that other builders also follow?
Additionally, the landowners have sold their share to a third party (vasavi) and I am buying from them (vasavi based out of Hyd) – though Samudhara is marketing. So, the landowners are no longer in picture.

As per the above clarification :
– Builder should sell only the ‘building’ part separately
– Land Owner should sell only the ‘Undivided Share’ of the land separately
Only then, the reduced stamp duty is applicable on joint-development agreement.
If specific division of ‘built-up’ property (i.e., specific flat numbers) is mentioned in the agreement and it’s brought up for registration, it will be deemed as sale conveyance and will attract normal stamp duty. i.e., actually the stamp duty will be calculated on the full built-up value (land + constructed value). It’s worse than the situation where the builder buys and registers land directly.
It is exactly for this reason, the builder & land owners are not registering the sharing agreement.
But since the Government position is made clear, any one buying on the basis of ‘non registered’ sharing agreement: The document will not be accepted as evidence in court. It may not be an immediate concern, since it can be assumed that the land-owner & builder will not file cases against each other (since both will suffer) – This is true only if the sharing agreement is a genuine(and single) document. If either party tries to sell more flats by a fraudulent sharing agreement, that’s another matter. We’re talking of genuine sharing agreements in the current topic.
In most cases, the land is inherited, and hence the person is not an absolute owner in any case. He may be a Karta/Coparcener. The term land-owner is a misnomer.
Hence it is still possible that legal heirs/children/grand children of the Karta can file a case & bring the matter to dispute. At that point in time, the sharing agreement will be impounded until the required stamp duty is paid (and court imposed fine if any).
Who will pay the duty at that time ? It probably will be the flat owner (or the flat owners association), since the builder/Karta may not exist.

And as marketing team says it is approved by BDA. but as per GOVERNMENT NOTIFICATION NO.UDD/286/MNY 2003 DATED 26/02/2004 BDA has no rights to approval apartment projects.

They are useless, they say they use good materials which you cannot see now, however when completed, you are helpless and should take possession with whatever they give, we are one of the victim. better to invest with good developers. The sales team is adamant and the sales head – a lady newly joined carried a lot of head weight when we visited and checked with pricing and materials. The executives are not upto the mark

I am an existing customer (Sumadhura Anandam)and a buyer in Shikharam too. Construction quality was above average, less than premium ones – Sobha, Brigade etc. but definitely better than mid-tier builders. Shikharam has location and pricing advantage with descent builder background

Generally it does not appear so good. Also as per vasthu triangle land is not good to live, it creates lot of problems like no peace at home, accidents,etc. Generally square or atleast rectangle land is ok. Triangle is not good. Other projects of theirs seem to be good, Shikaram doesn’t sound too great.
There is no concept of triangle vaastu and all. Have checked with 3 Vaastu experts
Proposed ring road was there when we enquired about Nitesh estates.
There is BDA approval that no peripharal ring road passes by the site. Verified with lawyer too.

Get the survey numbers of this project and check with bda office. Or ask the builder to give clearance letter from bda stating that those survey numbers are not notified for land acquisition.
The builder is claiming he has the BDA approval and also showed some documents, bu the CDP map looks like the PRR is more or less passing through the site..

If the builder has BDA approval issued after the PRR notification, then it means that the PRR alignment has changed from the BDA 2015 CDP maps. We’ve read in the newspapers in the past that alignment of the PRR was always a contentious issue and it is quite possible that the alignments have changed since the CDP RMP was released in 2007.
We have information on changed CDP alignment in some areas we can reply to specific requests sent to if data is available for such regions. Please mention your co-ordinates & survey number with such e-mail requests.
The CDP map shows that PRR almost passes over the sumadhura site. But the builder claims that he has the BDA approval. Any further info on this?

We know what a sad things happened to Alpine Viva ….Since the land is same stretch …. its better to analyse the land ownership at least 50+ years… you can’t even appeal in the court latter ! ….. Hope Govt brings the transparency to verify the data online atleaset for next generations

I am one of the owner of Sumadhura Sawan. I would say better to stay away from them… Their management is really bad. Even after 1 year of possession and residents are already staying in their flats from last 10-11 months, but Sumadhura Management is not able to complete the construction. Still lot of issues are going on.. As a SSOWA Association, we are facing so many issues from Mr. Bharath. He is not able to fulfill any of the promise. Already their is a delay in this project (more than 2 years). Builder is more interested in new projects now. Swimming pool is of bad quality and design, water body is only for show purpose with faulty design, main gate has faulty design. We, association members are struggling to take handover from builder. Better to invest your life savings on some good project and don’t fall into the trap of Sumadhura Builder.

We have bought a flat from sumadhura in anandam and after seeing problem trying to sell off. But market knows the problems with these sumadhura bpeople and findind difficult to resale it. All flats have many issuessstarting from tiles which r breaking even if a small object falls as nany if them are holow….sand beneath. They promised jaguar bathroom fitting but used local brand. Doors are broken eith wild wind. Seapage problems in tge walls adjacent to bathrooms .
To be very honest there is no legal problem but yes flats have a lit problems. U need to spend extra bugs from your pocket.
We were fool to purchase from tgem even after reading negative feedback but hope u won’t take a chance like we took.

I checked with the builder and he said the tiles used are of Johnson’s. Is that true?
Also he said they are correcting wherever there are issues coming up. Are they really listening to the complaints?

they are charging 200000 for club house and what they have is pool, gym and indoor games..
As per my knowledge they have a squash court and a badminton court as well in the clubhouse.
