Experience with SAMRUDDHI Lake Drive Project

I was interested in SAMRUDDHI Lake Drive project and had got a initial quote from their manager. The quote was close to my budget and I was on 2 week vacation after that discussion (which was intimated to their persons). But I had a surprise when i came back, their General Manager spoke to me over Phone and gave a exorbitant quote as the hiked price (this was 40% above the quoted  price).

After discussions (back n forth) with other managers, they gave me a revised quote which is 10% above the first quote.  I am confused whether to really proceed with the revised quote and go away from the project as this was break of trust without notice. They couldn’t keep the committed price, how will they be committed to other promises with their project.

Appreciate if you could share your experiences with SAMRUDDHI.

Well, we had a similar experience with Samruddhi. They do this to attract and lure buyers.

They will quote a price that is close to your budget and make you feel their project is value for money. Once, you are convinced they would suddenly raise the cost and then settle for a intermediate value. This is a cheap tactics being followed by Samruddhi. Its better to stay away from them.

Well! So you want to buy in that Concrete Jungle?

Let me put-forth my thoughts about Samruddhi Lake-drive and Mystic wind. I am not a agent or property dealer. I am just one other common person was looking for a Villa for myself. These opinions are my personal view and doesn’t mean to hurt anyone.
Primary problems:
1. In this world, where everyone wants to go-green and every big builder is so concerned about Green factor in the community. This project is designed with much much lesser thought abt Greenery. Yes, they have some greenery in name Lawns on one side and some amenities on the other side. But right in the front of the Villa is just concrete everywhere. This gives you same feeling as you live in Core of the town where the houses are just next to each other cramped…
This may sound like a secondary factor but no it gains importance over time. People living in apartments will agree to me.
2. Detached 4th bedroom. Dude, its just a 3-BHK. Believe me unless you have a grown up kid, this room will be nothing but your Store room. You just dont feel this room is in your own house. Its either a outhouse or store room or not there.
3. Balconies? Where are they? How can a villa be without balconies or sitouts. These days apartments have private balconies in multiple rooms. Most of the villas will not have any sunlight bcoz of their design and houses right adjacent to each other. The ground floors of most of the houses will never have sunlight and its a blunder if you know how important is to have sunlight coming into the house and the primary reason of East-Facing house as per Vastu. For west facing Villas, there is no question of sunlight.
4. Common wall in the Utility. So again here, the privacy is the primary concern. Its a stupid idea to have such a design. You cant your utility area is open to the next house in your luxury villa.
5. The trucks in the road entrance. Going forward,it will happen that the govt will restrict truck parked along the service roads. These trucks will then find a parking only along the road to Lake-Drive and Mystic winds. Its a big nuisance and drivers are gonna be annoying for ladies who may have to walk in or drive in.
6. The lobby in the first floor is kind of narrow and doesnt server the purpose. It looks more like a walking closet.
7. The quoted price on their site is too expensive considering all the primary factors stated above. I just compared Lake-Drive with MIMS Cresenta, Lake-Drive is no where close to Cresenta that has 2 master bedrooms, private lawn, deck type hall, good lobby in the first floor, better ventilation.
