Plots of Royal Park Avenues by Aishwarya Estates in Anekal

Hi!
I have visited Royal Park Avenues by Aishwarya Estates at Marsur village in Anekal area.
The Layout is a Gated community residential plot. As they claim they have 3 phases.
Phase-1 booking is completed and is BMRDA approved.
Phase-2 (BMRDA approved) & phase-3 (BMRDA approval in process) bookings are going on and the price they are saying is Rs.1400 per SFT for Phase-2 and Rs.1100 per SFT for phase-3 slightly negotiable.
1. Please give feedback and what would be the growth opportunities?
2. Also, what happens if the plot they are selling(in phase-2) falls under the unreleased quota of BMRDA?
