Hi any body book  flat in Bhayba Serene. They told ther are providing C.C and will provide O.C  They have 0 % devation.Please let me know.

I visited the site last weekend. the builder mentioned that they will provide OC and CC and it is A khata property. Has anyone booked flat ? I need few clarifications. please do get in touch with me at . thank you

I m also one of the victim who purchased a flat in Bhavya Serene sarjapur road. It was marketed by valueprop.in. Both are biggest cheaters. Few things are-

– They said 0% deviation. But it has deviations. They simply charged 1 lak for oc.

– Khata transfer they are asking 40000. Which will not cost more than 15 k including bribe. If we ask the explanation they  are threatening by saying do it yourself.

-The elevation we saw in brochure and the amenities they constructed is totally different. When we asked the Builder and value prop marketing guy they simply told irrelevant reasons in commanding way.

– so in future if anybody wants to buy this property or any other property from bhavya Builder or valueprop  marketing firm please be aware. Also visit bhavya serene in Kasavanahalli sarjapur road and get real feedback from customers.

I too did the same mistake buying a flat here.

I have bought a flat from the project Bhavya serene in kasavanahalli, Sarjapur raod, Bangalore 560035.

But, Now I feel sorry for it. Having lots of troubles/cheating from builder. I am listing a few.

1. Initially they told me that 0% deviation and they will provide OC. But there are deviation and they charged us 1 lakh for the OC. Without paying 1 lakh they did not allow us to come in.

2. They have finally provided OC but looks like its fake as its not listed in the BBMP site.

3. There are lots of change in the plan compare to the brochure. They have mentioned that they will provide the proper badminton court. But now, they are going to give smaller one as they changed the plan. It supposed to be two gates as per plan. Now, it has only one gate and the too the balconies are extended which cause big cars like SUVs cant enter inside. So, you cant think of bringing tempos inside for shifting your home. Lots of issues.

4. On (25-09-2016), They were asking us to pay 40K for Khata charges. Actually it wont cose more than 10K(including bribe). How cheaters they are!? We are as community in the apartment planning to file a case on them.

5. Lots of cracks in the terrace. So water leakage is in almost all the flats in the top floor. Guys who are planning to buy a flat from these guys, please visit “Bhavya serene” and check the terrace.

OC is not fake – the above comment was wrong and sorry for that – I could not edit my answer. Infact it is A khatha property.! The are fixing the cracks also… So, now its good property to  buy… I recommend it too!
