I have seen this unitech Akshya@ baneerghata Road, Near DLF new Town, AkshyaNagar. Looks construction is very poor. This apartment walls fallen down, basement ceiling fallen down. Legal not checked as no document collected. As suggested by one architect, looks 30 to 35 % pillar less provided and the building constructed 5 floor which is not permitted. As seen and suggested by others the material used very low quality and the tiles for flooring and bathrooms are very low quality. What will be other fittings no one can give the guarantee. excess land constructed and less land left to his boundary, not even 2 ft which may not be as per approval.
I came out from the project but one of my friend looking for that but he will be doing thorough check before he purchase the same. constructor is very new they do not have any other project they may taken lots of deviation to make money which will give problem in future for buyer. I suggest to go with someone who can visit the place for you and check all the required aspect as per basic requirement, so tomorrow you will not be in big trouble. Check the legal, check all the approval in place or not. As suggested by one of my friend this type of flats with excess construction and so many deviation should not total cost you more than 32 lakhs for 1120SQFT flats(including every thing). As builder was asking for 37 lakhs, I came out. Keep all the construction quality, material used for construction, and other facilities provided. Do not go by what rate they are asking but see your value for money.
Check with your lawyer and with someone who knows everything and take their suggestion. Probably meet the people who may already taken this flat or wait till 31 st march to see the change in govt rules for building.
