Heard that the cement factory will be shut down and probably a mall will come up.

The cement godown will remain and probably die it’s natural death may be after how many years only God knows…
The biggest issue with ARK is lack of trust. I am one such end customer of Ark Serene County project who feel completely let down by ARK management since we bought the apartment only on the basis of CRISIL rating . How CRISIL provided 5star rating only GOD knows… Just pay money to few and keep looting public… This seems to be general motto of this builder…. Really fed up….
I visited site yesterday and these are my feelings about the project.
Pros:
Location (colleges, hospitals, nearness to main centre, road, hope farm circle, upcoming metro), Construction quality, Amenities, Builder, legal issues ( i don’t think we need to worry much about this, I say it based on listening to the complete plan what is builder is trying to do there and I spoke with a resident, they said it’s clear, need to get them verified with lawyer), staff and maintenance of phase 1
Cons:
Size of Apartments (I mean build up area, looked small for me with naked eyes, they said its 76% of the size, not sure thought need to get that measured and verified), we need to stretch a bit when it comes to price, Cement godown, wodden furniture making unit (I did not find any problem with it but need to check with people living there if it’s really creating any trouble).
I can say this for sure:
It’s worth a visit if your budget is in 60-70 lakhs and see it by yourself.
P.S I’m naive in construction platform, looking for a 3 bhk apartment.
How is this project?, should I invest here for end use? anyone booked?, please guide. It will be very helpful if you let me know the reason to select or reject this project.

They told me the sqft rate is Rs 4200…Is it worth buying at this price? also they launched it in March 2014 but till today 11th June 2014 this project is not approved by SBI… Please share your observation.
i have also visited this, price wise also it looks to be high and next to it there is cement godown, from there huge dust come. So i dropped the idea of buying.
This project is very highly priced. Not only that, by living here you are risking your health. You will be exposed to cement dust (from the cement storage facility) and saw dust(wooden furniture making unit nearby). Please think 100 times before booking a property here.
