Has any one visited Aditya Grand Layout, which is a gated community located on NH4 opposite to Emrald Isle resort?

Any review comments on same.

We saw it last to last weekend.. the work was going on in the layout.. they said the gate and all will be done in 1-2 weeks.. It is on the main rd, a km or so after the medical college. I liked the location, it right on the highway.. unlike some of the other layouts arnd Hoskote.

I have booked a site in the layout. Bank approval for loans is yet to come, but they are insisting to pay 25% amt.

yup, we have also shown papers to lawyer . he is asking for some more documents. But they are not giving and insisting on agreement . Lets get together and talk to them.

Hi,

 

I booked a plot here and paid 25% advance.. I am yet to receive the legal documents and other details.

Compared to some other layouts in near-by area, following are the advantages I saw:

1. It is right on the national highway

2. Construction quality is more superior than other BMRDA layouts in the same area.. Some Examples:

  • They use concrete roads – Most of the other layouts have tarred roads
  • The drainage also is made of concrete, unlike Kadapa stones used in other layouts
  • Compound wall is strengthened with concrete pillars.
  • They provide electric fencing – Not provided

3. Compared to confident canopus which is ~6 KMs inside the highway(selling at similar price), I feel this is a better option

Following are the cons, I saw:

  • You are paying almost 100-150 Rupees extra per sqft. I think, it is worth provided the developer agrees to complete
  • Uncertainty on STRR(satellite township ring road) status near to the layout. Property value may really appreciate if it really happens.
  • Lack of clarity on the legal front.
  • You need to pay 50,000 extra for amenities. This is not common in other layouts

Has anyone recently booked plot in Aditya Grand hoskote…their price is bit high…I am ready to invest but it should be clean from legal point…please share your experience @

I have booked a plot in Aditya Grand. Plot Area 1896 SQFT. Plot No 147. East Facing. Rate 1620/- SQFT. My plan is to construct house there. I am sure this is the best of all nearby layouts. Its touching NH & sure there should be good appreciation. At Nisarga layout the rate is 2500/- SQFT with typical tar roads & visible power lines which is in the interior of Hoskote.

Bengaluru- Chennai Express High way marking done in the layout. The present Sub registrar rate itself is 2150 per sq. feet. High way authorities giving compensation double the SubRegistrar rate.
