Hi,
Need your advice on Ahad Euphoria project located on Sarjapur road. How would you rate the project at the given price? Does the project already have BDA approval?

1. Price
Reply: yes current price quoted is 3699 per sqft, builder says its non-negotiable.
2. location
Reply: yes its premium location just 600 mtrs from main sarjapur road behind Decathelon.
60-80 ft wide road is there, one side of this road Wipro SEZ boundary is there.
half of this road is concrete, will get widened in future.
3. Overall development
Reply: area is good.
4. RGA IT park
Reply: Nice to have this nearby Euphoria.
5. Wipro SEZ
Reply: Nice to have this nearby Euphoria.
Cons:
1. Railway track
Reply: Yes Railway track is an issue. I heard this railway line is not too busy and most of
trains are local. Campus is 8 acres, and Wing 1-2-3-4 is quite far away from railway line.
Flats facing east will be a good option, if we do not want to have a view of railway track.
2. Delivery year of project
Reply: Delivery date is aug 2017 (2.5 years from now.)
It appears too aggressive, but payment plan is linked with project progress, so even with some delay
My 2 cents, seeing the way all good orientation flats are getting booked Builder will be able to sell
most of flats soon, hence there should now be an issue of fund for completion.
3. Builder existing projects
Reply: yes most of older projects by this builders were small in size compared to this project.
but specification for clubs, amenities, flat etc for this price range is good.
4.Service tax & VAT% charged by builder.
VAT and Service tax is same by all other builders.
Earlier VAT was less( 4%) now it is 14.5 % ( on material cost)
In the payment receipt if builder is mentioning that XX amount is received on VAT and YY for Service TAX
then I dont think builder can cheat that way.internal audit and all the proofs of VAT receipt they are giving to us.
Final verdict: For this price point, its a good investment.

Please share me contact no if anyone has booked in ahad. I am also interested in project. But I have a concern.
1. I don’t know about builder .
2. What about the construction quality. I saw some of the comments that Construction quality is very poor of Ahad builder.
3. I think price is slightly high.
Please come back if anyone has booked or any idea about builder.

Hi,
I am looking to buy a 3BHK in Ahad Euphoria. Can anyone tell me if there are any serious concerns with this project? Is noise from railway track a problem? I checked online and found there are 10 trains that run to and fro. Also, some people have raised some concerns that cracks have appeared on their walls and construction quality is bad. It would be of great help if anyone is currently resident there and could answer my concerns. Thanks in Advance.
