Any reviews on Ankshu Wisteria

Hi,
I have planned to buy a 2BHK flat in Ankshu Wisteria. It is located on kodigehalli road, near Hoodi circle. The prices are very attractive at Rs 3000/sq ft. And the owner is also providing A khata transfer, CC and OC. It is almost completed and will be avilable in couple of months.
If anybody is planning to buy or has any reviews, please share.
Also let me know if anyone is interested in group/bulk buying to avail discounts.
I found many advantages of the project:
1) located just 3 km from ITPL
2) all documents seem to be clear (will get it double checked through a lawyer)
3) construction looks good, with no common walls, and wide corridors and enough free space within the boundary walls
4) pricing is really attractive
5) the builder has completed a few projects in the past with good feedback.
Disadvantages:
1) No proper bus routes
2) a little secluded. but more bigger projects are coming up even beyond this point

I am also Planning to buy one but did you people check all the docs and legal requirement.
Before buying a flat in Ankshu Wisteria check with builder whether they are providing Sewage Treatment Plan or not because as per government rule its mandatory for apartments having 50+ flats. I met there marketing manager few days back and does not got any proper answer. So please be careful

one more new issue i came to know there, initially builder promising every one A khatha transfer but now he is asking every flat owner 50000 rs for khatha transfer and as u already know STP is other issue

Average Build quality.
Things are coming out for already residing people.
Cheap builder ask money for every small thing.
No A khatha transfer builder asking 50000 for it
NO Sewage Treatment Plan: as per govt rules its mandatory for 50+ flats
No benefits for investors form last July to this year Aug rate is same 3100 per sqft.
No good roads near by.
one good point:
If u are buying for your own use then price is less.
