Anybody has some idea of the Mayfair anthem project near the ORR marthahalli bangalore?

Recently i come across to the following new residential project near the Outer ring road marthahalli behind the Vrindavan tech park.

According to me are the following are +ves and -ves
+ves:
1. Location is good on close to main road, close to Outer ring road and many big it hubs.
2. Plans are good, no common walls and should be spacious and well lighted ventilated.
-Ves
1. Builder is very new and it is their first project in bangalore, they said they have completed 10+ projects in HYD but look like many of them are small projects.
2. Not sure about the brand of the builder and quality of the construction will be?
3. I heard some instances of builder not completing the project and ran away in between, and since builder is from HYD it is difficult to catch and track them.
kindly feel free to share more opinions and info if somebody has already booked.

I saw lots of above comment but i did not find quality of project. Project was started in 2010 but one of my friend still did not got posession.

- Plans were ok, better light and air circulation
- Location is good
Things of concern
- Builder is very slow in finishing the work of surroundings. Parking is dirty and is in the state it was concreted years back. I enquired with the people staying A block, which was occupied 1.5 years back. They were telling that builder is a fraud.. He does not do any work.. The campus is dirty for last 2 years and work is not progressing even an inch.. I checked the site. Could hardly find 3 or 4 people doing work for that big campus amenities. Tenants told me that they have to go and threaten the builder telling they will file case against him to get some work done.. Still the progress is very slow.. Campus is is very dirty. The builder is from Hyderabad and had done a few small projects only.. They doubt the builder has taken all the profit from this project and spent it on some land purchase, may be in Bangalore or outside bangalore. So he is not finishing the remaining works in campus. They are afraid the builder may escape if all the remaining flats are sold.. This was a main point of worry for me as the builder has not started any new projects in Bangalore. So its easy for him to escape to Hyderabad. Cant catch him… Though the campus is in a mess, the price he asks is too high.. For the people who invested years back, it may have been a good deal.. The price he asking is high compared to the state of project. Paying such a high price and if the builder does not finish the remaining work, the money put may go in vein as the resale of that flat may not fetch that amount considering the status of the campus. If he do not divide the parking and assign to tenants, it may be a big problem in future. I know some cases where builder did not do it and escaped. Finally people who bought flat last did not get parking though they paid for it. Campus in current state is not habitable, full of dirt and mud.. Tenants even told me that as part of pressurizing the builder, they even stopped paying the maintenance.. Still the work progress is almost zero… Comparing the price he is asking, I felt it is better to book some better builder’s (who has finished some projects in bangalore and has some more going on here) apartment for the same rate ,which may be ready in another 6months or so. I felt Paying interest for 6 months for a reliable builder will be better than taking a risk of this campus not getting finished.. Resale , if needed in future, will also be easier with a better builder. So I did not book this apartment. Just thought of writing this as the info I got from the tenants there may be useful for someone else.
