I want to purchase my first house. I saw a project called Pramuk Aqua heights on Hosur road near electronic city, 2bhk is costing 57L + reg. It is on the main road and a high rise apartment G+19.  3900 is per square feet rate. Builder brand it as a Luxury apartment.

good points about project are:

On the main road near elevated highway toll, silkboard max 10 mins away via elevated road

Most of the electronic city companies are within 3 km

construction quality looks good,

construction looks ahead of time, 80% building ready, possession date is Dec’2014

good floor plan(according to my knowledge, No foyer)

bad points about project are:

carpet area is not more than 70%,

amenities list is not attractive(swimming pool, badminton court, basket ball ring, children play area, small park, gym, party hall),

No malls near by

A 5 floor commercial building will be constructed in front of apartment.

Veerasandra lake is behind the building.

Please suggest about if any noise or air pollution because of highway on higher floors(10+).

Please give your advice/opinion about the project.
