I am planning to buy a flat in Bren Edgewaters , and have two concerns as of now

1. It is just beside the lake so will there be any problems in getting clearances like OC at a later point of time
2. Their cost sheet do not mention about BESCOM and BWSSB charges. Just mentioned that they should be borne by customers as and when applicable . I think these are some fixed charges as per sq feet area which should be mentioned in the breakup . Please clarify as they mention the total cost as inclusive of all .

If anyone feels there can be other concerns so please highlight
