I am looking to book a flat in Nishant Prime in whitefield..Can someone throw some light on this project?

Many builders these days are not deviating and hence issuing OCs. Read this article somewhere and hence sharing with you – may be helpful – not very old one!
Hi Sukumar…thanks a lot for your reply….but i 100% agree with Dev’s comment. Guys when we are investing our hard earn money (atleast for me)…i think we shud make sure that no problem shud occur in future…..Actually one of relative living in RT Nagar have also got notice from BBMP to vacate their house…because of no OC…..so people who are ok with booking without OC….my good luck to them…

I am in the process of finalizing a flat in this property. So far everything looks just fine. Waiting for my lawyer for his final verdict.
Few things I got to know that I would like to share –
> OC will not be provided by the builder on completion.
Yes, the sales officer himself told me this straightforward. When I asked about the reason – he said it is becasue of the road infront of the buidling. (As per BBMP norms – there should be a minimum 60 ft road infront of any apartment which is of altitued G+4 or beyond). He also told that if at all BBMP comes back with widening of the road there will not be any problems as they have already left enough space for the same.
Now, I asked this to my lawyer and he said – that may not be the only reason. Ideally if everything is good he should provide a OC. However, it is not a MUST. My lawyer is still going through the plan and I should be getting the verdict soon.
Note: CC – will be provided by the builder on completion.
I have few questions which I will be asking the builder. Anyone has answers (got to know from the builder) please share so that I can cross verify.
1. What is the Undivided share of land given to the purchaser – is this mentioned clearly in the sales agreement document?
2. What is the bore depth? and is this under the allowed norms?
3. Has anyone show the papers to lawyers and got a go ahead / any negative points? (I will share my lawyers verdict soon – as soon as I get it)
