Buying Purva Midtown flat directly from the owner?

Hi,

I see that Purva Midtown 2 BHKs are sold out. However, the land owner seems to have few flats available for sale. Do you know anyone who has purchased a flat from the land owner and not from Purva? Please share any feedback on this.
