Buying Villa in Sarjapur (next to sarjapur Village)

Hi,

I am planning to buy a Villa in Sarjapur(next to sarjapur Village), which is on NH207 road. Is it a good option to buy Villa in that Location? As i see, Infosys SEZ is also Planning there and plus STRR. But they are planning since past 6 years and no development.  Will there be any development or it will remain same? My main concern is Water and security.  is there any Govt. plan to bring Cauvery water there?

Take enough care while investing in any project started by “Anish projects”. This is held by Bhaskar Reddy, Prasad Reddy and Sharab Reddy. Their modus of operandi is very simple, they will lure you with prices little less than market price and make you sign up for plot.

Typically, BMRDA/BIAPPA authority will not release plots to sell in market. They retain 40 – 50% of plots until development is complete as per the rules. These people will develop 40 – 50 % of required development with sub-standard material. Later they will drop the ball and stop development.

There you go.. You are stuck for ever. They will neither give you advance that you have paid nor let you register the plot. Only way you can get to register is illegally unapproved plots. If you happen to do so, darn thing. All your hard earned money is stuck. Neither you can sell it nor do anything. As its illegally registered (B-Katha), 2 things happen.

1. Approving authority can take back these unapproved plots and auction them as per rules. So you lose chance to claim anything here.
2. Seller can resell them after few years again as your registration illegal.

I am one of the victims who has fallen into this trap. I had paid 25% for “Amoda Springs” in 2012 and till now there is no further progress. After months of follow up, they have categorically declined to either refund or completely develop. In short they said “Send me a notice and do what ever you can”. This means, they are prepared for all legal consequences and have least respect to Indian judiciary.

Unfortunately as a common man, I have to take a long legal battle. They will drag this forever and you feel disgusted with it. Sorry guys, this where you end up.
