Candeur Rise – Worst Experience from Marketing team
Marketing guy named ‘Bedi’ who will be sitting in Candeur Rise to sell the Landowner share will give you the worst experience ever in dealing with the property. Most of the time he bull shits for most of the question we ask. My experience so far.
Situation1: Not being transparent initially, no floor plan for 1285 sq ft.
I was keen in booking 1285 Sq flat, but as per the floor plan they have or the approval plan they don’t have 1285 sq ft floor plan at all, I had gone thru their site and there is no such plans. As a customer I expected them to be transparent and I was expecting them to share it with me. When I ask them about this, then this ‘Bedi’ is saying yes we don’t have the floor plan for this.

Note: Never the less they have obtained OC, if you are purchasing it, please ask for the floor plan, it will be helpful when you try to resell it.
Situation2: Bull shitting at its height, as per ‘Bedi’ they have used new Technology in bathroom Drains.
He cited they have used a new technology (god knows what technology they have invented in drain pipes, it’s still the same drain pipe and the same old method to plaster it) they used in drain pipes which goes above your head inside toilets, couldn’t answer what can we do if there is leakage as d drain pipes runs above your head.
Situation3: Bluffing around with check and creating unnecessary panic.
I had given a postdated CITI bank check without any booking form formalities earlier to get the documents, I told them this is just a token and I will bring my parents in 5 days from native (which I did) and we will give a SBI check in return landowner need to ack by signing the booking form. ‘Bedi’ was creating unnecessary panic stating he has dispatched the check for claim and all stories. Later when we are giving the SBI check he is giving the CITI bank check from his pocket.
Situation4: Signing the booking form with someone’s name.
I am getting the property from landowner, I had to give 50k check in the name of landowner to get the docs and in turn the landowner will sign the booking form as acknowledgement with the condition that if the legal docs are not cleared they will have to return the check. I don’t know where in the world this fellow ‘Bedi’ was hired, he is trying to convince me stating landowner’s husband will sign the form and not the landowner as she is not available. I took 30 mins for me to make this dumb head understand landowner has to sign.
Note: The booking form won’t have anything talking about returning the money from landowner if the property is not ok legally. If you are giving a check ensure you are in safe zone, ‘Bedi’ will try to bull shit again stating money is safe (you will not dealing with landowner initially so he sits there as a broker in between).
Situation5: Height of carelessness – they lost my SBI check
Yes, I had given him a SBI check and he lost it carelessly. This bugger calls me coolly, he wanted me to cancel the check and give another check. Had tough time to get it cancelled as the home branch (they didn’t have net banking or phone banking) was in my native and my patents had to travel back to cancel it.
Note: If you are giving check ensure you are getting the booking form that day only, that way the accountability lies with builder/ broker who is dealing between us and landowner.
Situation6: Parking space for car.
Candeur Rise has 200 units, asper the OC certificate (refer their FB page below) they only have 138 basement parking (completely covered) all rest are outside.
Now, he is selling a specific unit from land owner when asked about car parking is not aware (no proper knowledge about the flat he sells). Most probably it will be outside parking.
Note: When you are talking about the deal, please talk about car parking allotment, if its outside get a confirmation before feezing price and negotiate accordingly.
Over all my experience – Looks like builder seems to have done a decent job in finishing and handing over the apartment on time. But the marketing team who claims to be from builder side while talking but acts a broker for selling property for land owner will give you the worst experience, I would never trust them as they are never transparent, there is to bull shit about property, sell it, get their cut and escape. I am dropping this project only because of the broker / marketing guy ‘Bedi’ in Candeur Rise and the experience he gives to me.
Before negotiating final price talk about this:
- This property has around 60 landowner share, most likely you will have issues after year or 2 as in most cases we see in other flats that landowners may not pay the maintenance, the load has to be shared by others in the flat.
- Car parking mostly will be outside, get a basement one or negotiate the deal.
- No Cauveri water so far, ground water when tasted its salty, you need RO to use the water. But ask them to keep a water outlet for RO.
- Get an idea about inverter lines inside (else you will have to make it), brokers won’t be aware of, they will bull shit saying they have generators (generators wont supply power for each room you have).
- Outside doors are not teak wood.
- Interior final coating paints you will have shell out your money.
- They are not aware when the maintenance will start, check it out strictly.
- Worst traffic ever in Varthur road. Looks like govt has plans to widen road, but when you read about it looks like it will not happen.
I had no venues to share by feedback to Bedi’s boss, but I am taking online forums as an advantage to share my experience.
