DSR white waters ,Sarjapur road

Hi,

I recently came to know about the pre launch of DSR white waters in sarjapur road.
It is on carmelaram gunjur road.

Would like to know of the water availability,connectivity and future prospects of this area.

Is the price of Rs.3200/sq ft justified?

Is it advisable to book a flat here? Any group booking available?

Reviews and suggestions welcome.

Don’t ever touch DSR apartments from DSR Infrastructure Pvt. Ltd., we had decided to invested in their DSR Ultima project and cancelled the plan after seeing the progress and quality of work at other projects – DSR Rainbow Heights, DSR Spring Beauty, DSR Greenfields.

The common problem with this builder is deviations (you will not get NOC from authorities – please check with owners of DSR Rainbow Heights, completed 2 years back) even the owners of DSR Ultima and DSR Greenfields are frustrated withe the delays and planning to take legal action against the builder as he has changed the plan and giving them very few amenities. Instead they are saving money by cutting short on amenities promised, building parkings in the open space (originally planned for landscaping – this was also done at DSR Spring Beauty and residents had to initiate legal action against the builder.

The quality of planning, execution and workmanship is pathetic..speak to some of their project engineers, supervisors and you will be able to judge their skills. They employ their relatives in key roles – project manager leading the DSR Sunrise project is the owners brother-in-law.
They also sell the premium flats to their relatives and throw-away price and spoil the environment of the society.

Plumbing and electrical work at their projects is a joke..please verify with the owners of DSR Ultima and DSR Greenfields on their sufferings. The contractors employed are again relatives of the builder and no action is taken against them for poor quality of work, exorbitant charges and gross indiscipline.

The promised amenities always remain a promise and not delivered….any one of you can verify this by visiting DSR Ultima & DSR Greenfields

DSR are not trustworthy – They don’t get you occupancy certificate, Khata, rain water harvesting systems. Their bores dry up within an year of operation.

Visit the completed apartments of DSR and talk to people before making decision – DSR Ultima, Spring Beauty, Elegance, Green Vista, DSR Greenfields…

Spring Beauty area was under litigation.. i guess now its solved

None of these have OC, Khata in place.

Even if you have to spend a little more with a better builder, please do that and have a peaceful sleep

Anyone booked in DSR white waters projects. Idid one booking 6 months back during so called pre-launch phase.The project is almost ready to launch only now however builder is asking for higher PSF price now.Planning to take legal action.Anyone in same situation , pls let me know

We had shorlisted their two projects when a collegue booked in their whitefield project. We later changed our minds after reading negative reviews online and speaking to few of their flat owners.

Their work is only below average considering the claim and reputation they hold in the market.Many of the owners agree with what Subbu has mentioned above.They will give you surprises with their ridiculous reasonings on any changes citing “management decisions”.

An acquaintance of mine had booked in this project for pre-launch and had paid some money before the agreement as well(which he was not keen to,but the builders said that if he doesnt make the payment then he will have to pay later at a revised price).Now he is not too happy with the approved plans and feels he made a mistake investing with them.They have delayed the launch by alomost 8 months.
We visted their projects Krishna Royale and Ultima and not one good feeback I got.They claimed the builders are money driven and greedy.They have no thing like customer satisfaction.What can you expect with such builders once they hand over the projects?
I feel one must do good research online,speak to people who has invested with the builders and then only go ahead.A big name necessarily doesnt not give any validation.

This project is not approved even from 1 bank. there are lot of issues regarding land. Swimming pool land is on excess land and DSR has no document for that. They are saying they will provide that. If you compare the sanction plan and master plan, you can find the deviation which happened just in starting the project. possession date they told me earlier was Dec 15 and with 3 months grace period. Now they are saying it would be May 2016 and then 3 months of grace period.

I have sent you request as i also booked 3 BHK recently but after reading this article i am now doubtful.
Can you provide more insight hows this property who is existing owner of this apartment.

I have contacted them over the last week and now they quote around 3800/sft.  I was looking at a bigger flat, so they also said it is possible to merge two flats.

After reading this, I am seriously doubting their credibility.  They have offered a pre-EMI till March 2016 after which I need to pay up for everything.

Do anyone get this pre-EMI offer?  After reading reviews and the quoted price, seems pre-EMI offer itself is a bogus.

Please advise.  Also please advise any reliable property in the range of 1-1.1 cr in and around Sarjapur Road.

I recently visited White Waters site, seems external work is almost completed and sales executive promised possession by Oct 2016. After going though all your experiences I am in dilemma whether to consider DSR and choose white waters to put all my hard earned money. Kindly suggest, is it still a wise thing to book flat in white waters?

I am looking to buy a 3 BHK in DSR White waters.  One of my friend has booked and the builder has promised to provide No Objection Certificate/Occupancy Certificate etc.

Is the situation still bad? I visited the project and the interiors looks to be almost complete…How is the situation now ? Pls. help me with your thoughts.
