Any one has booked in Durga Petals. Has anyone done the legal check on the land area.

isnt it built on a closed laked?

How negotiable are they?

Durga Petals only and ONLY advantage is the location. That is what they are banking on.  Here is what you should really  consider if you are looking at petals

1. The ridiculously high and exorbitant 425rs for the amenities. This implies an easy 5+L on an 2 BHK and all the way upto 8+L for a 3BHK. This is very very high and no other builder charges this anywhere around the ORR to be really honest any where in Bangalore. Check out the projects in North Bangalore, builders have super luxury amenities and the pricing no where close to what Durga is charging for Mediocre amenities they are providing.  Please note, in comparison to other projects in the ORR/ Whitefeild / Sarjaupur area the amenities look great, but compare it to properties in North ( Yelahanka , Hennur, Thanisandra) Same Builders definitely have better stuff offered in the north. The eastern part of Bangalore of lot of immigrants and hence the ‘Take them for a ride’ attitude.

2. They timeline of delivery – Durga has delayed projects in the past and Petals my guess will be no exception ! This project will complete only by June 2017 in the earliest. So all of you buying this for an investment, remember it’s a 36 months away before you can start writing the ‘R’ of Rent !!

3. Their payment schedules – They are know to be very very demanding on the timelines. They always demand the payment ( which is construction based) before the schedule. Even the sales folks will tell you, we will ask you for payment when we are 85% complete before the next stage, which means  you are paying your hard earned money well in advance. So in short whatever is the Sqft rate you are getting, you are paying marginal higher interest. Definitely a huge dis-advantage for a buyer. Also the builder will charge huge interest for so called ‘Delayed’ payments ( @12.5%) which from a buyer’s perspective is a ‘On-time’ payment ! So beware when dealing with them on this.

4. How long are you going to milk the same cow ?? The prices on Marathalli ORR has sky rocketed and reached the pinnacle. It’s only a matter of time, before the SEZ’s loose the tax breaks and hence companies move or set up new offices in other parts of Bangalore. North already has a massive lands set up for the largest IT park in south asia. If you are from bangalore or have been here for atleast the last 20 years, remember Banerghataa road as desolated space. It got crowed and the a lot of companies are ended up moving to ORR around 4 – 5 years back. ORR is getting crowed and their are only so many new companies who are coming in there.  So those of you with a plan of huge rentals returns … hmmmm .. think about it !

Having listed the negatives, let me also tell you why you should buy this project.

1. The location is the best that can ever be. Walkable to EMC, Bagmane !

2. The builder has delivered projects in the past and not really ran away/ or super delayed and played  with investors money. HM North City .. Golden gate in Yeshvathpur .. Alpine Pyramid .. I can go on and on with the list

3. Good rental returns.

I had a look at their model apartment and also had a talk with their representatives. According to the information that they furnished, everything about the project is legit.

I was apprehensive about Durga as a builder. However, when I heard about one of my friend’s pleasant home buying experience at Durga Rainbow, I thought of visiting their model apartment and I must say that I was really happy to see it. Had a look at their plan and it looks absolutely fantastic.

Anybody noticed the clause on the Sale agreement. It says that the builder has the absolute right to develop the adjacent plots and merge it with Durga Petals. On doing so the towers that are going to come up will have full rights to use the common amenties, the access road etc. What if the new towers going to come up doesn’t have any amenities. Then as of now 40 amenities shared by 500 flats will tomorrow become same shared by 800 flats. Any body checked on this?

Also there is another clause which says that the right s of the land excluding the area of temporary structures (where they have the Durga office now) will be handed over to the owners. So what about the land in which temporty structures are present now. Thats where the club house is going to home.

Going by the 2 above, I feel something is not right.

Can someone please review Durga petal at its current price of 5450/- per sq st + 425/- per sq ft for amenities and infrastr charges. ?

I visited the Petals site recently and found the project to be really good. And if I compare the total cost including everything I feel it’s still the best value for money in Marathahalli area. Has anyone done any comparisons in the area on the overall cost? Their work has also started so I guess the rates will start increasing now.

I saw Durga Petals site again and it looks like construction is going on in full swing. Looks like all 2bhk apartments are already sold now and 3bhk also there is limited choice.. If anyone has booked recently please let me know the rates at which you were able to book the apartment..i am very much interested.

Its a good property to invest in. I happened to visit the Petals Experience Center. Model Flat was Awesome. I recently visited their 2 properties and found it to be okay in terms of building Quality. Durga Petals location is the best that can ever be. Walkable to EMC, Bagmane .

Durga Petals have permissions for G+13 floors but have a construction of G+14 already. Told me they have given the new plans to authority and expecting the approved plan in next week or so. Also, to avoid violating FAR they procured about 1.5 acres on each side of Petlas project, so G+14 will not a problem (and Undivided share can be same) and project will get OC. However, they plan to construct more towers on both sides but have not shared any concrete plans yet. Anyone has an idea about this and what feeling does it give to you? Also amenities will also get increased or shared with new building units?

I am planning to book Durga-Petal C-Tower with 1609 sq ft with initial booking amount. Please let me know if you have created any owner’s group alias for closed discussion.

Guys, this is going be my big investment of earning so far. Any suggestion to verify before purchase is welcomed!!!

This is Shasvat, I work at Microsoft. Thank you for the honest feedback about Durga Petals. When it comes to reviews, this site is credible. I booked a 3BHK in H block last week at Durga. Here is my feedback.
The reason I bought the 2nd house is that my commute to the office has become a big headache from Jayanagar. Currently, I work at the Microsoft office. I wanted to buy somewhere close to the new office areas like the outer ring road, Whitefield, Varthur, Mahadevpura, etc. This way even if I switch my job, it should be still accessible. Durgal petals bang on the main road with the access of all major office location. Amenities are good. Water is a problem.

Price is stiff, I guess it is not a project for 1st time home buyers who are in the late 20s or early 30s. I went through a company called Zippserv GroupDeal. They are backed by 99acres and have done some kind of bulk deal and bulk price negotiation with Durga builders and helping them sell their flats, hence their price point was a little better than Durga’s Sales team. But a penny saved is a penny earned. 🙂
