I have booked the flat and checked the legal everything is clear, earlier they had a case but all are settled now as per my Lawyer, also got the Registration done….they have given CC as well, OC we can get under Akrama Sakarma. I searched the flat with OC its too Costly which i cannot afford. Good ventilation in the flats.

I booked a flat and registration already done in August. Few of the points I like is,

There is no common wall.

All flats have good ventilation.

All flats are according to Vastu, which will help me to rent/resell in future. All are east facing.

The quality somehow came out much better than usually what we get from Bangalore builders.

Initially they have litigation(but who does not have, in Bangalore there are few elements who just file a case to to make easy money, take some money and withdraw the case later), though now they don’t have any. Verified with two lawyers(one is from high court).

Price is very good. Came to know that one big shopping mall is coming up at the entrance left side of the street. If that is true, I expect a good appreciation.

Project is on completion and I am going to get the key in next few days.

I have to get my wood work done 😐  Any recommendation?

I wont suggest this builder as there are more good builders in the Bangalore

I wont suggest Ushodaya Developers as there are more good builders in banaglore .

1)  severe Cracks on top of Kitchen Tiles and Bathroom Tiles in most of the Flats in Ushodaya s square within 2 Years of construction due to poor quality .

2) Not worth against the amount Paid Vs Received quality of construction .

3) don’t believe the Brochures of the projects ,do enquire with Previous completed projects site visits then get a feedback directly and decide.

How is the Ushodaya Luxuria apartment for buying interms of quality and the necessary documents in place?

I see the issues have been resolved. But are you sure no such issue will crop up again?
