GM Infinite E-City Town Apartments

Hi All,
I am blocking an apartment in E-City Town by GM Infinite builder; up front it looks like a steal.
Nothing is much said about them but there has been a buzz here and there about the builder. They could be intentionally posted by their direct/indirect competitors as well. Nothing very substantial on the net. Their project Springfields is running on delay of 3 years but it is the same dismal situation for all high rise apartment in Bangalore.
Request you to do some recce as well and do not forget to post your comments. Please advise and suggest on the quality of construction and credibility of builder. Please Help !!!

I am really not sure but I hope it is good. With Neo in the back drop it will definitely be a cheese cake provided they deliver in time and to what they had promised.

Hi All

I have booked a 3 BHK Flat in GM Ecity Town Phase-I for good price and now my flat price increased to double. That is good location and many builders coming with big Residential projects like Prestige, MJR , Arat , Neo Town and etc … Phase II pre launch going now as 3450/- per sft and no one giving that price in Electronic city. Phase I construction is going very fast with good quality and with all legal documents

I don’t see any industrial pollution and water also good … Its nice residential location …. i saw Neo IT HUB and Malll is getting ready.

As per my experience We can trust and invest/buy flat in GM Ecity Town.

Beware of this cheat builder, they NEVER return money once they got it , even if MoU is there . The BDA approval for 2nd phase got delayed by over 8 months. Even though the buildings are not high rise, the project is already delayed. The Club house will always remain the builders property and will not be transferred to the residents association. Residents will have to pay the separate Club membership fee  as decided by the builder Compulsorily ! You can not sell the flat booking even if you need, without paying the full amount. Think and rethink before you put your hard earned money !!

I have Visited GM E-City Town, Phase-I construction in and out looks very rich and beautiful.

Master Plan and Architecture is very nice and it was Approved by BDA.

I have satisfied with their price and booked a flat.

hi, I am going to book an apartment with Phase 2 of this project. Can someone pls advise on how good this builder is with respect to quality and completion timeline?

Also, did anyone get sale agreement mentioning that Occupancy Certificate (OC) will be given at the completion of the project?

Most of the builders don’t give OC at the end of completion due to deviations made intentionally for their additional profits from the original approved plan. Which is a huge risk during resale or getting the Katha ownership. So, just want to ensure they commit it in the sale document to avoid any risk in the future.

I am not sure how much I can believe on sales guys commitment. End of the day they are sales guys and they are paid to sell out the properly at any cost.

So, it would be very helpful if some of the owners of  can spell out specifically the cons of this project.

And also, pls let me know if any active FB page or Whatsapp group available for this project.

I am planning to book an apartment in this project. Can someone advise pros and cons of phase 2 in this project?

I understand the BDA approval is received, but did the builder mention anything about getting the completion certificate/occupancy certification at the time of project completion in the sale agreements? This is one of the most important factor to ensure the project will not get deviated from the BDA approved plan. If such clause is mentioned in sale agreement, can you pls paste the excerpt of that clause here?

If some information cannot be shared here, please share the same to my personal id

Hi All, I want share my experience with GM Infinite Builder. I have have booked a 2 BHK flat on March 2013 in ECity town Phase 1 . That time the the Builder has given a lot of promises and took 95% of Money on May 2014. After Dec 2015 also the construction is not yet completed and the builder is advertising that the ECity Phase 1 flat owners got 200% appreciation. Construction quality is bad. Model flat and the original flat is no where matching. They have used cheap quality products. Construction is not got good. Enough space is not given between two flats. Walking space between two flat is only 4.5 feet(Usually it is 6.5 feet or 7 feet). It looks like a cave when you look from one end. Floor tiles are cheap quality. GM Infinite is setting some false email Poll to decide about Generator power backup inside flat. They are asking Rs 40,000 extra from all 960 flat owners in Phase1. Initially they told that Club house will be Phase 1 and collected Rs 1 lakh from all 960 flat owners. Club house work is not even started. Now they also collected money for Club house from Phase 2 flat owners also. For all the 3600 flat owners same Club house only.  When group of Phase 1 flat owners asked clarification regarding the quality and timeline for possession. They called us and threatening that the Flats will be cancelled. GM Infinite personnel will not answer properly after taking money from you. In the construction agreement , the builder would not mention regarding the product that they will use for construction, they use cheap quality product.  They will treat you like a beggar. Please go through E City Town Phase 1 and Phase 2 Face book page. My sincere advice is stay away from GM Infinity.  Please do not even speak with them. ECity Town Phase 1 , BDA approval received on July 2013 . Still the construction is not yet completed and we do not know when it will be completed. The Builder has given the promise that the Flat construction will be completed on Dec-2014 after one year also construction is not completed.

I liked GM Infinite would prefer for one main reason the pricing of the 2,3BHK apartments in that locality. I would say that E City is a good option for investment. I wanted to buy a 2BHK with GM infinite only after a thorough background research. The Group has already completed many prestigious projects in the country in the government and private sectors. Their new project the GM Infinite E city is a very good option for investment in Electronic city Phase 1. The project is located in a well-established residential area and is close to all major places such as schools, shopping areas and Metro. Speaking about my personal experience with the Group, I have had a very good experience. They have a professional team working who made the whole booking process easy and hassel free for me. And also they make sure to deliver their projects on time.

Just for your information, current price per square foot is 2950 Rs. You can negotiate upto 2850 Rs PSFT.
