Hi Harsha,
I am really impressed by your blog site. I am a daily visitor of same. I need some help/advise from you on Hiranandani bannergatta project. Recently, I came across a pre-launch offer for a new tower coming in this township. The offer price is 4500 /sq. ft for a 2 bhk. I am really interested in this township because of location and brand image of HN. However, I am little worried since HN is new to bangalore area and in past they had issues with land in this project. Now they are claiming all issues are resolved and land is clear. They are already started construction for other towers like club meadows, lakeview, etc.
Can you please advise if this is good project from investment perspective? I am NRI and planning to relocate to India in next 3-4 years. Hence, may end up using this for my personal use.

Just came across this 2012 query and it’s a coincidence I had the same a few months back. I don’t know if your query is resolved as yet, but let me put forth what I came across during my learning.
The Hiranandani Upscale project, actually House of Hiranandani project at Bannerghatta is strategically located close to many IT parks, educational hubs and has a lake view to an extent. Apart from this, I found out some pluses about the project. The roads leading to this project are widening quickly, it does have some great malls planned in vicinity and so on. So the project, considering the current scenario of real estate in our country, is bound to boost quick.
The cons include, some say that the area is a little traffic prone. Anyway, this was resolved after talking to the guys at House of Hiranandani. You can fill out the enquiry form over here.

Anurag, rising prices were inevitable. Considering the project built by the Hiranandanis, the area was sure to be developed very soon. Now with the section of the expressway opened up as well, the prices are sure to appreciate in the future. Read here. I think it is one of the best properties to invest right now. Bannerghatta, Hebbal and Devanahalli are promising locations in Bengaluru. Well, I suggest you try contacting them for their future plans in and around the area to learn about their vision which will ultimately affect the prices around the area. i think you should invest here because the real estate market over here is developing fast and there is a full possibility that you wont find the same deal again and plus hiranadani is a very trusted brand. they have a some great work in Chennai and Mumbai. i think you should definitely go for it.
