I am also interested in this property, I have visited the site, they have quoted 3,200 per sft, slightly negotiable, my only concern is abt builders…By the way how much they are quoting now?

Hi Durgaprasad, i have talked to them today and they are still quoting 3200 negotiable. Even my concern is the reputation of the builders, it is their first project in Bangalore. I was enquiring today about the booking procedure, and came to know that they are very adamant about not accepting post dated cheques. So we have to pay 1 lakh first and then take the documents for verification, and if we decide to backoff they will give the money back. It put me off a bit and i am rethinking.

Anyone booked here yet ? I am visiting the site tomorrow. Location is pretty good. Builder said that OC will be available if the “amount” charged by govt is not too much.  Apparently if its about 2 lakhs then builder will pay and get the OC. If more like say 5 lakhs then owners have to chip in.

pls dont buy any property from these builders…They have already constructed 2 projects in Bangalore (Lakshmi Vijetha and Pearl Casa) near kundanahalli and munnekolala…It is of worst quality…even if u have booked please take ur money back with watever cancellation charges…ur hard earned money will be saved!

For each n every project they tell this is the first project because no one shud enquire! They dont have any knowledge abt construction and watever they commit will not be done @ the ryt time!!

Say for eg : For an apt which got completed in Dec 2012, parking is still not allotted till date!

If you want, u can visit the apt near Lakshmi narayana temple munnekola and feel it for urself regarding the quality! Talk to any owner in the building and u will know their true colors!

For heavens sake pls dont buy anything from these guys…I know everyone puts a loan and buy apartments..but my point is even if they offer u a apt for FREE , u shud not buy as it an utter waste of money…

Pls dont get melted by the amenities they offer..at the end  they will cancel all amanities and will not return the money…Same way they have promised a GYM and is still not arrived till date..apt got completed in Dec 2012..Also swimming pool which was promised never came up saying due to water problems..they instead out a water softner of a very lowquality which was functional  only 3 months..GUYS pls beware of Lakshmi shree groups…Lakshmi shree groups horrible builders,developers and big time cheaters…
