is the builder reliable in terms of providing OC, other docs?

any problems they found with the property?

potential pitfalls since this is a joint-venture? any problems with khata transfer, etc?

I am concerned that since this is a join effort, there will be problems later on during khata transfer, OC, completion of amenities.
