Building quality is not good. It’s below average. There are two columns where the major cracks had happened but they had hidden intelligently.
Not all Property papers are not easy to get, like Aditya Birla group NOC they only give if you pay 30%. They do not have PTCL act endorsement paper and the property is sold by SC/ST. This is major issue in legal paper. Sales guy and other people will hide this very cleverly by telling no one asked such documents or they are not aware of it.
Build has no water proofing, DG can not take loaf of existing flats. There is lots of fluctuations and time gaps to get electricity. You will not get GST bill for maintenance which is 4 rupee per sqft. Two of the borewell are not working. Water tanks are not cleaned from past one and a half year. Water tds lever is above 1100. Most flats has seepage issue. Parking areas are uneven. Tiles are broken, mosquito net is of very low quality, you will see cracks in wall after a month you buy. Bad putty and paint is used. Gas pipe does not work. Kitchen cupboards will be rotten in 2-3 months. And there are many more issues I came to know and dropped to buy house here.
Even if you plan to buy you have to invest 6-7 lacs extra to make livable.
Once you book the flat sales and engineering team from asn will haras you like anything. One of my friend bought house here and he is still struggling with basic asks which they promised earlier.
They will also make ensure that you pay extra 1.5 lacs, some bribe etc at most steps.
Sandeep, Sai and Narendra are most pathetic and rude people with whom you will interact with. I know people who bought here for 3600, 3700, 3500,~3200 rupee per sqft. All has face the same issue. And later they will say it’s old property and you can not expect much. People had in written what to fix as issues but nothing has been done by those folks once you pay.

Actually last Saturday 2nd of sept-2017 we visited this property. when we were near the gate itself we were taken aback because of the fact that huge builder like Mantri exists in that locality was totally unknown.
The day we had visited it was raining/pouring..hence we thought there was no power…almost around 7.30pm hence the builder/ the marketing person had shown the flat thru his mobile light.
our concerns are :
1) property like mantri existence – not aware…and no where its mentioned on the main road until we get there in that cross road.
2) power – the marketing person said..power is 24/7 and if at all no power the gen backup is 24/7 for all purpose.
3) water – 3 borewells. and they have laid pipes for cauvery..once connection falls in place you will get that too.
4) He never showed us nor described anything about the amenities, in spite of repeatedly asking he just said the office room mentioned that the office itself would be club house, and when we asked about gym and swimming pool, he said it is there, but he said that he could not take us there since it is raining…In all this conversation and dialog he never took any intiative to show those amenities.
5) they also said for 3 bedroom wooden flooring, fans for all rooms, geyser for 3 bathrooms, 1 small heater kind of geyser in kitchen. and modular kitchen is provided by them.
They had other offerings such as geysers in all bed rooms, kitchen, wodden floor in all bed rooms and modular kitchen as part of package. With all this lucarative offerings and the brand Mantri, we almost made our mind to go ahead and fianlize this weekend, and just wanted to casually read through the feedback and we get to this page. Frankly after seeing this site we are kind of shaken and bit nervous.
Kindly suggest us with your inputs so it helps us.. Since buying a home its our dream and this would be our lifetime investment.

There are close to 20 families which are already moved in to the society (i am one of them…), so surely its not a ghost structure :). I agree the sales is slow,i guess its because of excess supply in this area.
Glad to see that people moved in.
My concern is, why mantri is not trying to complete sales by adjusting the price to the demand- supply factor.

This project was launched as Rakesh heights in 2010. Expected possession 2012. In 2013 it became Mantri global heights and is advertised as ready to move in.
See the project description by Harshasagar in the beginning of this page. It’s written as ready to move-in in 2013.
It’s 2 and half years, question is how many flats are occupied.
Last update I heard was its not occupy yet.
If you liked the project just check the occupancy status, how many flats are booked.
If people already occupied it take their feedback.
I don’t have any negative feedback. Only concerns were about floor plan and usable area.

If you could alreadalready see therthere have been negative reviews for the project. Even yoyou saw ththe issues yourself. Why do you still want to persist with the project? There are many other project coming up and for resale available.
Its quite dangerous. Many people even dont know importance of UDS and dont even bother to check it.
Though UDS is important but its very long term. UDS will come into picture only when the building is demolished and a new construction comes up on the land. But this would be 40 years down the line. So, I feel high UDS is more of a psychological thing.

UDS is not just psychological thing …. In case if u r reselling say 2 or 3 years after, no one will be interested without the proper mention of UDS … So it’s not only long term but shirt term too.

Stay away from most of the builders .Mantri flourished under political patronage earlier and situation is quite different now. Best bet in Bangalore is to stick with sobha or prestige …you may include Brigade in that group.. though personally I don’t like brigade apartments
Disclaimer: I own apartments with prestige and stay in a sobha one. So my opionions may be bit biased.
stay away from this property!! its not even built by Mantri. Mantri has just branded it as their own from a debt ridden builder on low rates and only reselling it. Mantri itself doesnt make such bad homes- at least in earlier days but this one is an exception on the lows they can go on making a quick buck.

Even at Global Heights it is very much a part of the agreement.
Its has 24/7 power supply of 5KW in each of the apartments nd even in d case of a cut it has full power backup ( modern Silent diesel generators )
The project is heavily compromised, please stay away from it. As a recent buyer who cancelled his booking, I can assure you its not worth taking, 2 families have moved in, but there is still no power connection, the build quality is bad, tiles are broken and the mantri refused to repair them. You will get stuck with this property and loose money if you decide to buy, do a careful inspection and you will get to see everything.

I visited the project(Mantri Hights)yesterday. it look good to me, as far the pricing is concerned, checked with other big vendors near by, i got more or less the same price sheet form all of them. The only difference was this project is ready to move in and rest will give the possession by next year.

2. Is there any plan for any commercial development(Mall or shopping complex) near by ?

The floor plan and quality of Rakesh Heights (rechristened Mantri Global Heights) is pathetic. Rakesh Heights was selling for less than 3000/- per sqft but Mantri jacked up the price to 4000+ per sqft for the same quality. Its maximum worth maybe 3k per sqft (all inclusive). If you are looking for investment, you will have a hard time finding a buyer just like Mantri is having hard time finding buyers.

Even I had gone to Mantri Global heights. Its not a price jack up. First of all let me say, I have invested here. And got all the legal documents checked, has SBI approvals and for all that is provided, I feel its worth it. They provide modular kitchen, wooden flooring onto bedrooms, fans, geysers, fully working club house…. I think they have done a fair deal. I am betting that the maintenance team will find a tenant for me as well.
Things have been very smooth and good. See everything is like How we look at stuff !

Since you have already bought, you will have good opinion about the property else you would not have bought. Mantri has been trying to sell this property for last 2 years but still most of the apartments are unsold. It means most people think its not a good property.

Guys don’t go for this project, I had visited this project Last year and this year. At that time it was named Rakesh Heights starting from 40lakhs. I even have the pic of that confirming the same. But now since Mantri has taken possession it has increased to 64. Overall not at all good buy because of the pricing. But what can they do. They need some profit from the acquisition hence the rate

We had visited the site as we stay in Sobha which is next to this so called Mantri Global Heights but before it was called as Rakesh Heights. Even though the price what Rakesh had quoted was very low we dint plan ro as we left there was a lot compromised in terms of quality and droped the idea of buying. A few days back when we got to know there is a new project coming up by Mantri we walked down. And to our dismay we see that Mantri had just changed the name as Mantri Global Heights, for an already constructed apartment by RH. And the most worst thing is Mantri is just using its brand name and quoting a heavy price not worth the money.

After visiting this site, I came to know that Rakesh Heights is taken over by another builder who actually planned for service apartment. I saw the apartment and not have much quality of internal doors and windows, even flooring.

They claim that the french windows, doors and windows are of teak. They are giving a modular kitchen which i feel is below par. Feel the price is on the higher side. Is anyone buying apartment there? I like the location though.
I visited the apartment last weekend. The quality of construction, especially the door/window and modular kitchen quality is way too bad and the overall building looks like a hostel room with common open balcony. Funny thing is, the sales guy was trying to show attitude to us, he thought being a Mantri Construction people will jump into it. But when I didn’t show any interest he called me asking for a visit.. will negotiate the price, will arrange the car, blah blah blah… Beware, this is not at all a good project. Poor construction quality.. college hostel like flats. But again use your judgement and see it for yourself…
