Any review about Disha dwellings builder review.

I am planing to book 2bhk @ Central Park any review about builder ,Project and location will be great help.

Hi HariEven i saw their projects. They are pretty new to bangalore. One of their other project windsor on the same road about a km from the central park is their first one. Their price almost matches with the Samruddhi winter green just opposite. After speaking to their sales person, it looks they are more transparent in their dealings.However since they are new, i am not sure about the building construction and quality. Their plan for Central park looks good,no common wall, more plith area.

The only problem is the 40 feet road that connects to the ORR. The road almost gets to 20 feet when crossing the railway bridge. I am not sure how they are going to extend . Also there are Tier 1 builders who have already got land there in the same area for construction (sobha and Adarsh). I believe in future the road certainly should increase in width as more residential lands come .
Please let me know if you are visting the site or interested. We can talk to the builder as i am also interested but little hesitant as they are new.

Even i have same point of view .I like one thing their open to diss all points, they are not hiding any thing from end users.

I have book  flat there. Similar to u guys i had the same concern about the railway passage which is quite narrow. But i believe htat has to be widen otherwise that will be a bone in neck all the people living in that area and the big guys coming around like Adarsh and shobha so i dont think that will be a problem in future.

 

Yes the process is fairly transparent and they clearly tell if they are facing some issue and the reason for it instead of other builders who try to hide things. That is the best part with this builder.

After lot of hunt, discussion,investigation  finally i booked a 2BHK at Disha Central Park :-).Finally I have found house with my choice .

Person named  Guna from builder  he is enough loyal to disc all the points with out hiding any thing to customer.

Hi Maneesh

As per builder we will get approval for all banks. Construction Quality   is going to maintain same they mentioned in there website.

We can compare his  1st Project for Construction Quality as  they promise that   going provide construction quality much more better then first one.

Please let me know what is your point of view on construction quality so that we can disc same with builder.

I am also interested to book flat in Disha,but as they are new to bangalore..so bit hesitant and their proce range is almost same as Samrudhi Winter Green.

Could any one help me..which project i should go for…Disha is looking to be more transparent in process..but i am still confused.

Hi Friends,

I have also booked a flat at Disha central park. Finally, after 2 yrs of search with many builders. Found them to be very patient enough to clarify all doubts. I have almost had 3 meetings with Guna for alomst 1 hr each. But, he was always there to help.

Those who have already booked flat in central park. Could you please confirm if there is any google group that you have formed. If yes, please let me know so that I can join it. 🙂

@neha, It’s your personal decision, but my suggestion would be central park.  I feel Disha will turn out to be a better project. Their first project has also been very nice(disha windsor garden).

i am searching for a project with 2BHK since a month time and i have visited the project few days back as a normal buyer my views are as follows:

#being a buyer i am aware of OC/CC/A &B “katha”/Akrama-Sakrama/Cauvery water and locations as i have done some online research and heard directly from the Builders themselves.

#Talk about path to project$ the road that leads to the Project is as everyone said bottle-neck type and goes through Panathur.a railway Track cannot be moved, an under pass will always be a bottle-neck how much width they may make. going over the Track will have to pass through railway gate and again makes it bottle neck. railway track cannot be stopped here! :).talking about Panathur road it goes through a small crisscross into village kind of area and here the road is narrow and most of the houses are built close to the main road.so widening up of this road takes defiantly 3-4 years of time.

#Talk about builder$ a clever marketing guy always speaks bad about other products which he is not supporting or plants a fear in you by making few statements which may be true and he keeps on repeating them so that you start thinking and bow down to him.i clearly saw this in the Disha’s Marketing tactics they also sent me the mailers with attachments on reported problems. a builder will tell 0% deviation , OC/CC certificate guarantee but if any one goes and searches in the google you will get plenty of forums where flat owners will be reporting that their builder has promised this….. that but after competition they did not give OC what to do now. etc., so keep 50% chances for OC and don’t just go by what builder says.keep one thing in mind that whoever you are, a perfect marketing guy can fool you to your failure because that is what a marketing is!.

#why i did not choose this project$ I really liked the area and landscape but its all about empty lands or paddy fields. going to this location at midnight is killing!(fearsome, as you dont see a bird).this will be my first investment so if i buy either i have to stay or rent it. forget about renting in that area for near 4 years from now ( 1 year for construction,6 months for grace period and interiors).though you see big Class builders even for them it would take max 2 years to complete the project as except disha windsor gardens no other guy has started the project yet. and after all the apartments get completed then traffic starts rolling on as people starts living in that area. once residents do some file moving or approaching government for help to government it will take another 2 years to start the process of road widening and lighting the roads.for me since i am first time investing and a budget guy 🙂 i can’t wait for 4 years and sit tight with paying EMI and simultaneously my own house rent.

#FYI I am not hurting anyone’s view here just expressing my views.i am still searching for 2 BHK and let me know any one wants to join me!. While doing my search for 2BHK a builder said this to me though he said it for fun it is 70% applicable to every one :p
