It depends on whether you are looking for 2 bhk or 3 bhk. And also the facing and floor.
But, 2 bhk would cost you approx 55 – 56 lakhs

Thanks for information. 56 Laks is total cost with extras and tax and registration or it is base cost?
Meanwhile what is sqft base cost i can expect. And facing and floor wise cost, amentities cost they are telling?
I saw in some real estate sites 2bhk (around 1100sqft) cost is 37.48L only
Please give me the detils if you have any idea.

That will be the approx total cost of flat excluding registration of are 1070 sq ft. Builder is presently quoting 4250 per sq ft.

I have booked the flat in disha central park. The builder is still waiting for the approval for the plans. I have not yet verified the legal documents.
But, I had seen the land papers in his office. The land was showing in Disha’s name.
The possession date is June’2017. Current rate is from 4100 to 4200 per sq ft.

I went to the site last weekend. Builders has started digging and at some places they have started putting base for pillars. I asked about the legal documents, they are ready to give me it. I am planning to go this week to get it.
Any one know a good lawyer for verification? It will be great help.
It seems by May 2015, we must be ready to apply for loan in different banks.

Looks like Disha builders are becoming greedy after completion of their first project. They are quoting Rs 4500 psft for Central park project where as Sobha is quoting Rs 4700 for their new launched Sobha rain forest project. Before they quote Rs 4500, they should compare with Sobha’s quality project with them. Disha builders just completed one project and I should not say about Sobha, everyone knows what Sobha is !!! But their rates per sft is same. I feel Disha is on day dream that, they reached the quality of Prestige, Sobha, Purva builders. Guys, I would like to high light one point, don’t go for such builders who are greedy after their first project. This signifies they need money desperately to clear their debts somewhere else…

It is your personal opinion, but let me highlights some points which helped me make a decision to book in Disha Central Park. 🙂
I agree with your point that Sobha’s rate is 4700 and Disha is quoting 4500 plus construction quality of Sobha will be superior, but please note the below points
1) Disha is exactly 2 kms from ORR, Sobha is 3.3 kms. Distance always impacts the prices.
2) The Phase 1 which Sobha has launched has high tension wires going over it(I feel this is the reason Sobha launched at lesser price). I personally would not like to stay near high tension wires. That has been one of the major disadvantages of Sobha project, because of which many people including me did not opt for the project.
3) Sobha is doing a big project, so if you have booked in phase 1 GET Ready to face the construction sounds and dust issues inside the project for at least next 5-6 yrs.
On top of that there have been many plus points I noticed with Disha team like they always inform the customers about the developments in the project, they answer all your queries plus the biggest point is they do not try to hide anything(at least till now).

Builders are quoting that they increased the per Sq ft price compared to the previous customers and they also assure that even current customers can also avail that kind of benefit as the price will increase again by the same amount over the next 6 months. But I felt they are quoting a little high… Could you please share the price you booked at your flat. Please share at  incase you don’t want to quote here. This would be really helpful for me to come to a final decision.
They are currently at Rs. 4250 (basic) but came little down on the total price. It’s really hard for me to imagine that they can increase their price with Samuruddi or Shobha in very near future. Please help me out in my decision. Thank you for your time.

Finally yesterday  booked a flat at Disha central park after a long search with many builders.I met with Jayant and Altaf they are very good and they have lot of patience to clarify your doubts.I saw the first project windsor garden.The construction quality is very good,hope they will maintain the same quality for Disha central park.
