Ozone group is coming up with new project ( G + 19) opposite to phoenix mall and quoting a price around 6k per sq feet. I am looking for reviews on builder and project. If anyone else is looking for it , please share the information and experience . Thanks a lot

I have following concerns:
1. In the 5.6 acres, the building has a commercial part too, which is eating up the open space for residential part
2. There is no clarity on 25,000 sqft club house. Usually in such expensive projects, we get a separate and exclusive club house area, and not in a ad-hoc way proposed as in promenade.
3. The ratio of SBA to Carpet area is abysmally low at 72%, usually in premium projects it is upward of 75% with an open space of 75% too.
4. The traffic congestion is a nightmare in that area, although Ozone has very little to do with it. The construction of metro will add another pain. Mind that the appreciation in pricing due to metro has already been factored in after the news came.
5. There are too many charges added on top of basic: e.g. BWSSB is collected but never deposited. I also have doubts on drainage and water supply.
6. With a minimum investment of 1.25 cr, one would expect to sell it at 2 cr, after 3 or 4 years. Not many buyers with that capacity can be found.

wanted to know if the project has got approval for all the floors. As per my info, its only got approval till 9 floors.

Ozone Promenade is definitely a property I would recommend. It is a good investment because the location is Whitefield which is the IT hub of Bangalore. The poperty is also very good and construction quality of Ozone Group is always excellent.
